HomeMy WebLinkAboutBZA 154-453RESOLUTION B.Z.A. 154-453 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE ON PROPERTY LOCATED AT 124 STRAND, HERMOSA BEACH, CALIFORNIA. WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public hearing held on March 1:, 1982 in the Clark·.commun1ty ·: - Bil:tlaing ,--coni;:;idered ·the-·reqaest-::·.of Dr~::..:Thoma·s~:..Sutte:tfield ; to demolish a utility room and add to the depth of the existing two-car garage with a sunroom at the second story level, increasing his lot coverage from 68.05% to 73%; and WHEREAS, at said public hearing, the applicant stated that his main objective in requesting the variance was to add more parking space; and WHEREAS, at said public hearing, no one appeared to speak in opposi- tion to the request; and WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments that the request is justified, subject to condi- tions, for the following reasons: 1. That there are exceptional or extraordinary circumstances or conditions applic:,tble to the property involved because the property was built in 1926 which predates existing Code; the addition is very minor in nature. 2. That such variance is necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question because, due to the variance, the property will be able to provide an additional two parking spaces. 3. The granting of such variance will not be materially detrimental to the public welfare , ·or injurious to the property or improvements in such vicinity and zone in which the property is located because it will not substantially decrease light, air, open space, or the incident of fire; it will provide additional off-street parking in a completely congested area; there were no persons speaking in opposition at the public hearing; the deed restriction will keep the use single family. 4. That the granting of such variance will not adversely affect the comprehensive General Plan because the deed restriction will keep this property in a use lower than that permitted by the General Plan and/or zoning. AND, FURTHER, that this variance is granted subject to the following condition: 1. That a deed restriction be executed limiting the use of the build- ing to a single family residence. NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings of fact, the Board of Zoning Adjustments does hereby grant the request by the following vote: AYES: Comms. Cutler, DeBellis, Ebey, Toth Williams, Chmn. Merrill NOES: None ABSENT: Chmn. Moore -Continued - ,.
