A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A 2-UNIT CONDOMINIUM, CONDITIONAL
USE PERMIT AND PARCEL MAP NO. 15562 LOCATED AT 732 MANHATTAN.
WHEREAS, the Planning Commission of Hermosa Beach held a public
hearilng on April 5, 1983 to consider a 2-unit condominium and
parcel map #15562 located at 732 Manhattan; and
WHEREAS, the Commission finds:
(a) that the proposed map is consistent with applicable general
and specific plans;
(b) that the site is physically suitable for this type of
development;
(c) that the site is physically suitable for the proposed density
of de.velopment;
(d) that the subdivision or the proposed improvements are not
likely to cause substantial environmental damage;
(e) that the subdivision or the type of improvements is not
likely to cause serious public health problems; and
(f) that the subdivision or the type of improvements will not
conflict with easements, acquired by the public at large,
for access through or use of, property within the proposed
subdivision;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the
City of Hermosa Beach, California, does hereby approve a two-unit
condominium and parcel map #15562 located at 732 Manhattan Avenue
subject to the following conditions:
1. Project shall meet all construction standards in Chapter
9.5-1 thru 9.5-28 of the Condominium Ordinance.
2. Submission of final CC & R's which shall contain all declara-
tions in Section 9.5-25 of the Condominium Ordinance prior
to filing of a final map.
3. Provision of smoke detectors for each unit.
4. Complete utility plan shall be submitted and approved by a
registered civil engineer procured by the City at applicant's
expense; all utilities to be underground.
5. All meters, utility service connections, major roof chimneys,
pipes or structures shall be integrated with the design of
the building and screened architecturally and/or by land-
scaping.
6. Construction of all public improvements s~ch as curbs, gutters,
sidewalks, drains and drives, to be approved by a civil
engineer to be procured by the City at applicant's expense.
7. Design approval has been granted by the Planning Commission.

8. A final map shall be filed within twenty~four (24) months
from the date of the tentative map approval or it shall
become null and void.
9. A final map shall be submitted by the architect to staff
with such passive solar system alternatives that would be
appropriate to this project and incorporated in the approval;
a report to be brought back to the Planning Director for
review and approval.
10. Storage area, in its entirety or aspects thereof, shall be
used exclusively as storage space.
11. That a deed restriction be executed limiting the property
to two dwelling units.
