C. 83-13 A RESOLUTION OF THE PLANNING COMMISSION OF HERMOSA BEACH APPROVING MODIFICATIONS TO THE STANDARD CONDITIONS OF APPROVAL FOR RESIDENTIAL CONDOMINIUM PROJECTS. WHEREAS, the Planning Commission reviewed the current standard conditions on resolutions of approval for residential condominium project~; and WHEREAS the Planning Commission determined that a number of the standard conditions are already included in the Condominium Ordinance and Building Code, and that it is therefore unnecessary to include them in the resolution of approval; and WHEREAS, the Commission believes that it is necessary to address passive solar system alternatives in the initial design phase, and that a plan for such alternatives should be submitted before a tenta- tive map is approved; and WHEREAS, these modifications to the standard conditions will elim- inate unnecessary redundancy, and will streamline the permit process. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of Hermosa Beach does hereby approve the following revisions in the standard conditions for residential condominiums: 1. Project shall meet all standards in Chapter 9.5-1 thru 9.5-28, Articles I and II of the Condominium Ordinance. 2. A fire alarm system approved by the Hermosa Beach Fire Depart- ment shall be installed in each unit. 3. If the Planning Commission deems it necessary, a complete utility plan shall be submitted and approved by a registered civil engineer of the applicant's choice, and at the appli- cant's expense. 4. If the Planning Commission deems it necessary, construction of all public improvements such as curbs, gutters, sidewalks, drains and drives, will be approved by a registered engineer of the applicant's choice, and at the applicant's expense. 5. A final map shall be filed within twenty-four (24) months of the date of the tentative map approval or it shall become null and void. 6. A report detailing alternatives for passive solar system alternatives appropriate to this project must be included before tentative map approval. 7. That a deed restriction shall be placed on the property limit- ing the number of units to those approved by the Planning Commission.
