RESOLUTION P.C. 83-27
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A 2-UNIT CONDOMINIUM AND CONDITIONAL
USE PERMIT FOR PROPERTY LOCATED AT 1220 MONTEREY BOULEVARD.
WHEREAS, the Planning Commission of Hermosa Beach held a public hearing on
October 18, 1983, to consider a 2-unit condominium and Conditional Use Permit for
property located at 1220 Monterey Boulevard; and
WHEREAS, the Commission finds:
(a) that the final map is consistant with applicable general and specific
plans;
(b) that the site is physically suitable for this type of development;
(c) that the site is physically suitable for the proposed density of development;
(d) that the subdivision or the proposed improvements are not likely to cause
substantial environmental damage;
(e) that the subdivision or the type of improvements is not likely to cause
serious public health problems;
(f) that the subdivision or the type of improvements will not conflict with
easements, acquired by the public at large, for access through, or use of,
property within the proposed subdivision;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of
Hermosa Beach, California, does hereby approve a 2-unit condominium and Conditional
Use Permit for property located at 1220 Monterey Boulevard subject to the following

Project shall meet all construction standards in section 9.5-1 through 9.5.28 of
the condominium ordinance.
Provision of smoke detectors for each unit.
Complete utility plan shall be submitted and approved by a registered civil
engineer procured by the City at applicant's expense; all utilities to be
underground.

VOTE:
All meters, utility service connections, major roof chimneys, pipes or str uc tures
shall be integrated with the design of the building and screened architectu rall y
and/ or by landscaping.
Construction of all public improvements, such as curbs, gutters, sidewalks,
drains, and drives, to be approved by a civil engineer to be procured by the
City at the applicant's expense.
Storage area, in its entirety or aspects thereof, shall be used exclusively a s
storage space.
Deed restriction limiting project to two units.
Design approval has been granted by the Planning Commission.
Submission to the Planning Department of final CC&R•s which shall contain all
declarations in Section 29.5-19 of the Condominium Ordinance.
A Landscaping Plan has been approved by the Planning Commission.
Approval conditioned upon Section 1209 of Code (regarding cornices and eaves
of project) and Section 604 (placement of buildings) being brought in t o
compliance.
