A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF
HERMOSA BEACH, GRANTING A LOT SPLIT TO DIVIDE THREE EXISTING
LOTS INTO 1\rlO LOTS UPON CERTAIN PROPERTY LOCATED AT 1720 ARDMORE
AVENUE, IN THE CITY OF HERMOSA BEACH, CALIFORNIA.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH does resolve
as follows:
WHEREAS, there was filed with this Board, under provisions of Ordinance
N.S. 154, application for a lot split by Kenneth J. Komick upon property
owned by applicant and located at 1720 Ardmore Avenue; and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach
did on August 25, 1969 and September 8, 1969, conduct a public hearing
to consider this application to permit the division of three lots to
create two lots on property described as fol lows:
Lots 8, 9, and 10; block 81; 2nd Addition to Hermosa Beach
WHEREAS, at said public hearing there was presented written and oral
testimony;
NOW, THEREFORE, BE IT RESOLVED that, in view of the findings at said
hearing the Board of Zoning Adjustments does hereby grant this lot split
for the follo.-1ing reasons:
I. The criteria for the division of three lots into two parcels
as set forth in Section 1224 of the Zoning Ordinance N.S. 154
has been comp! led with.
2. This request is really for a re-alignment rather than a lot
split creating new lots. Actually it is eliminating one
lot of record and increasing lot sizes.
3. The granting of this lot split will not be materially detri-
mental to the public welfare or injurious to the property or
improvements in such vicinity and zone in which the property
is located.
This granting to be subject to the following condition:
I. Submit final parcel map to the Public Works Director for
approval; record lot split as prescribed by the subdivision
regulation~.
The foregoing Resolution was adopted by the Board of Zoning Adjustments
at a regular meeting held September 8, 1969, by the following vote:

CERTIFICATION
I hereby certify that the foregoing Resolution B.Z.A. 154-4 was adopted
