HomeMy WebLinkAboutBZA 154-8Name: Location: Mr. & Mrs. David Lagan, Jr. 2907 Hermosa Avenue To Permit: Single-family residence with side yards of 6 1 & 4 1 in 1 ieu of 5 1 • October 27, 1969 Date: RESOLUTION B.Z.A. 154-8 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH, GRANTING A VARIANCE FROM THE SIDE YARD REQUIRE- MENTS UPON CERTAIN PROPERTY LOCATED AT 2907 HERMOSA AVENUE IN THE CITY OF HERMOSA BEACH, CALIFORNIA. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH does resolve as fol I ows: WHEREAS, there was filed with this Board, under the prov1s1ons of Ordinance N. S. 154, application for a variance by Mr. & Mrs. David Lagan, Jr. upon property owned by applicants and located at 2907 Hermosa Avenue; and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on October 27, 1969, conduct a public hearing to consider this application to permit a single-family residence to be constructed having a six foot side yard on north property 1 ine and a four foot side yard on the south property I ine in I ieu of the five foot required; and WHEREAS, at said public hearing there was presented written and oral testimony on the property described as follows: lot 40 & 41 except north 2 ft. of lot 40, blk. l, Shakespeare tract NOW, THEREFORE, BE IT RESOLVED that in view of the findings at said hearing the Board of Zoning Adjustments does hereby grant this variance for the following reasons: 1. A recent survey of said property shows on the north side yard an encroachment from the joining property of concrete stairs and landing varying from 1811 to 24 11 • If these stairs and landing were removed, it would create an extreme hardship on the adjoining properties. 2. Allowing a 4 1 set back on the south side yard would not be g1v1ng this owner any special privilege because practically all of the buildings located in this area only have a 3 1 side yard now. 3. The new side yard set back of 6 1 on the north side would allow better access, light and ventilation for both properties. 4. The establishing of a new 4' side yard on the south side in 1 ieu of the required 5 1 would in no way be materially detrimental to the adjoining property or improvements, and would still afford greater access, 1 ight and ventilation than are enjoyed by the majority of the properties within the immediate area. 5. The granting of such variance will not adversely affect the comprehensive general plan. B.Z.A.
