A RESOLUTION OF THE BOARD OF ZOING ADJUSTMENTS OF THE CITY OF
HERMOSA BEACH, GRANTING A VARIANCE FROM THE SIDE YARD REQUIREMENTS
UPON CERTAIN PROPERTY LOCATED AT 1217 6th STREET, IN THE CITY OF
HERMOSA BEACH, CALIFORNIA.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH does resolve
as follows:
WHEREAS, there was filed with this Board, under the prov1s1ons of Ordinance
N.S. 154, application for a variance by Lee Moore, Jr. and Carol Ann Moore
upon property owned by applicants and located at 1217 6th Street; and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did
on December 8, 1969, conduct a public hearing to consider this application
to permit a cabana to be erected three feet from side property 1 ine in lieu
of required four feet; and
WHEREAS, at said public hearing there was presented written and oral
testimony on the property described as follows:
South 72 feet of lot 14, tract 5209
NOW, THEREFORE, BE IT RESOLVED that in view of the findings at said
hearing the Board of Zoning Adjustments does hereby grant this variance
for the following reasons:
I. Allowing a 3 foot side yard in order to erect a cabana would not
be giving this owner any special privilege because the majority
of the buildings located in this immediate area only have a 3
foot side yard.
2. The set back of three feet will afford ample I ight and venti-
lation for said property.
3. The granting of this variance will not be materially detrimental
to the property or improvements in the vicinity and zone in
which the property is located.

The foregoing Resolution was adopted by the Board -.of Zoning Adjustments
at a regular meeting held December 8, 1969, by the following vote:
AYES: Comm. Ostermann, Williams, Reeves
NOES: None
