A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF
HERMOSA BEACH, GRANTING A VARIANCE ON AN EXISTING STRUCTURE
COVERING MORE THAN 75 PERCENT OF GROUND AREA, HAVING NONCONFORMING
SIDE YARDS,) FOOT SET BACKS, TO MAINTAIN THREE-CAR GARAGE
WITHOUT GARAGE DOORS.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH does resolve
as follows:
WHEREAS, there was filed with this Board, under the prov1s1ons of Ordinance
N.S. 154, application for a variance by Bruce and Pauline Gobel upon
property owned by applicants and located at 20 22nd Street; and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach
did on December 8, 1969, conduct a public hearing to consider this
application to permit a conversion of a commerc,ral store into a two-
bedroom apartment, said structure covering more than 75 percent of the
ground area, having nonconforming side yards, 0 foot set backs, and
three-car garage with no garage doors; and
WHEREAS, at said public hearing there was presented written and oral
testimony on the property described as follows:
lot 8, block 22, Hermosa Beach Tract
NOW, THEREFORE, BE IT RESOLVED that in view of the findings at said
hearing the Board of Zoning Adjustments does hereby grant this variance
for the following reasons:
1. This building is only ten years old and appears to have been
well maintained, and at the time of its construction, it did
comply with all zoning regulations; therefore, to now require
comp! iance would create an undue hardship upon the 0/'llner and
would not serve any real purpose for said property or adjoining
properties.
2. The number of existing off-street parking spaces does comply
with the present zoning regulations.
3. The granting of this variance will not be materially detrimental
to the pub! ic welfare or injurious to the adjoining property
or properties and improvements in the immediate vicinity.
4. The granting of this variance will not adversely affect the
comprehensive general plan.

The foregoing Resolution was adopted by the Board of Zoning Adjustments
at a regular meeting held Demember 8, \969, by the following vote:
AYES: Comm. Ostermann, Williams, Reeves
