A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH GRANTING A ZONE VARIANCE WHICH WOULD PERMIT THE ADDITION OF A
SECOND FLOOR TO AN EXISTING STRUCTURE HAVING 34 11 SIDEYARDS IN LIEU OF
REQUIRED 5 FEET. NE~/ CONSTRUCT I ON WOULD MA I NTA IN 34 11 SI DEYARDS AND
CONSIST OF A FAMILY ROOM AND HALF BATH AND ADD 40% TO TOTAL FLOOR AREA.
PROPERTY LOCATED AT 1125 9th STREET: Lots 9 and 10, Block 144, REDONDO
VILLA TRACT, HERMOSA BEACH, CALIFORNIA.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH does resolve
as fol 1 ows:
WHEREAS, there was filed with this Board, under the prov1s1ons of
Ordinance N.S. 154, an application for a variance by Orville Gertsch
upon property owned by applicant and located at 1125 9th Street.
WHEREAS, THE BOARD OF ZONING ADJUSTMENTS of the City of Hermosa Beach
did on March 9, 1970, conduct a public hearing to consider this application
to permit the addition of a second floor (over 40% to total floor area} to
an existing structure having 34 inch sideyard in 1 ieu of required 5 feet.
New construction to maintain 34 inch sideyard and to consist of a family
room and half bath; and
WHEREAS, at said public hearing there was presented written and oral
testimony on the property described as follows:
Lots 9 and 10, Block 144, Redondo Villa Tract.
NOW, THEREFORE, BE IT RESOLVED that in view of the finding at said
hearing, the Board of Zoning Adjustments does hereby grant this variance
for the following reasons:
1. It has been shown that such variance is necessary for the
preservation and enjoyment of a substantial property right
possessed by other property in the same vicinity and zone.
2. The granting of such variance will not be materially detrimental
to the public welfare or injurious to the property or improve-
ments in such vicinity and zone in which property is located.
3. That the granting of such variance will not adversely affect the
comprehensive general plan.
