A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH, DENYING A ZONE VARIANCE WHICH WOULD PERMIT ERECTION OF JOO UNIT
APARTMENTS WITH PORTION OF GARAGES TO BE LOCATED ON SIDE YARD PROPERTY
LINES: SAID GARAGES TO BE MORE THAN 35 FEET FROM REAR PROPERTY LINE.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS
FOLLOWS:
WHEREAS, there was filed with this Board, under the prov1s1ons of Ordinance N.S.
154, an application for a variance by Roger L. McGee upon property OtJned by Ap-
plicant and located at 1821 Pacific Coast Highway and 1820 Ardmore Street; Lots
6, 7, and 17, in Block 81 of Second Addition to Hermosa Beach, as per map re-
corded in Book 3, Pages 11 and 12, City of Hermosa Beach, California.
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on
July 27, 1970, conduct a public hearing to consider this application to permit
the erection of 100 unit apartments with a portion of garages to be located on
side yard property lines; said garages to be more than 35 feet from rear
property 1 ine.
WHEREAS, at said public hearing there was presented written and oral testimony
on the property described as follows: 1821 Pacific Coast Highway and 1820
Ardmore Street, legally described as follows:
Lots 6, 7, and 17, in Block 81 of 2nd Addition to Hermosa Beach, as per
map recorded in Book 3, Pages 11 and 12.
NOW, THEREFORE BE IT RESOLVED that in view of the finding at said hearing, the
Board of Zoning Adjustments does hereby deny this variance for the following
reasons:
1. Applicant has not sha.,..,n that there are exceptional or extraordinary circum-
stances or conditions applicable to the property involved.
2. Applicant has not shown that such variance is necessary for the preservation
and enjoyment of a substantial property right possessed by other property
in the same vicinity and zone, and denied to the property in question.
3. That the applicant has not shown that the granting of such variance will
not be materially detrimental to the public welfare or injurious to the
property or improvements in such vicinity and zone in which the property is
located.
The foregoing Resolution was adopted by the Board of Zoning Adjustments at a
r.egular meeting held July 27, 1970, by the following vote:
AYES: Comm. L.E. Ostermann, Comm. David Lagan, Jr., Chairman Richard Williams

CERTIFICATION
I hereby certify that the foregoing Resolution B.Z.A. 154-24 was adopted
