RESOLUTION 154-25 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH, GRANTING A LOT SPLIT WHICH WOULD PERMIT THE TWO PARCELS OF LANO DESCRIBED HEREIN TO BE DIVIDED INTO TWO EQUAL PARCELS. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154, an application for a Jot split by Lyndon J. Koontz upon property owned by the applicant and located at 1261 14th Street, legally described as Lots 75 and 78, and the west one half of Lot 79 of Hermosa Heights Tract, as per map recorded in Book JO, Page 29 of maps, and the east 2.5 feet of Lot 74 of the Hermosa .Heights Tract. WHEREAS, The Board of Zoning Adjustments of the City of Hermosa Beach did on August 10, 1970, conduct a public hearing to consider this application to realign the property I ine in order to equalize two parcels of land. WHEREAS, at said pub] ic hearing there was presented written and oral testimony on the property described as follows: 1261 14th Street and legally described as follows: Lots 75 and 78, and the west one half of Lot 79 of Hermosa Heights Tract, as per map recorded in Book 10, Page 29 of maps, and the east 2.5 feet of Lot 74 of the Hermosa Heights Tract. NOW, THEREFORE BE IT RESOLVED that in view of the finding at said hearing, the Board of Zoning Adjustments does hereby grant this lot split for the following reasons: 1. The realignment of these Jots would be in compliance with the criteria as set forth in Section 1224 of the Zoning Ordinance which regulates lot splits. 2o The proposed lot split would in no way be detrimental to the surrounding lot pattern, or reduce property values in the surrounding area. 3o The lot split wi11 be creating lots that are larger in width than the existing lots within the irmiediate area. The granting to be subject to the following conditions: I. Submit final parcel map to the Pub] ic Works Director for approval, and 2. Record the Jot split as prescribed by the subdivision regulations.
