RESOLUTION 154-26 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA B£ACH RECOMMENDING TO THE CITY COUNCIL CERTAIN ACTION REGARDING AN APPLICATION FOR ZONE VARIANCE AFFECTING PROPERTY LOCATED ON 1821 PACIFIC COAST HIGHWAY AND 1820 ARDMORE, LOTS 6, 7, AND 17, IN BLOCK 81 OF THE SECOND ADDITION TO HERMOSA BEACH IN THE CITY OF HERMOSA BEACH, CALIFORNIA. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLO\JS: WHEREAS, there was filed with this Board, under the provisions of Ordinance N.S. 154, an application for a variance by Roger L.McGee upon property ONned by applicant and located at 1821 Pacific Coast Highway and 1820 Ardmore Street; Lots 6, 7, and 17, in Block 81 of Second Addition to Hermosa Beach, as per map re- corded in Book 3, Pages 11 and 12, City of Hermosa Beach, California. WHEREAS, the Board of Zoning Adjustments did, on July 27, 1970, at a duly adver- tised hearing, adopt Resolution No. B.Z.A. 154-24 denying the application for zone variance to permit the erection of JOO unit apartments with a portion of the garages to be located on the side yard property 1 ines; said garages to be more than 35 feet from the rear property 1 ine, on that property described as follows: Lots 6, 7, and 17, in Block 81 of the Second Addition to Hermosa Beach, 1821 Pacific Coast Highway and 1820 Ardmore Street, and WHEREAS, reconsideration of this application has been requested by the City Council of the City of Hermosa Beach with a recommendation for further study and suggestion that the developer of this property consider an alternate plan to provide additional guest parking. NOW, THEREFORE, BE IT RESOLVED that in view of the findings during review of this action on August 24, 1970, it is the rec01TVT1endation of the Board of Zoning Adjustments that the applicant be granted this zone variance with a portion of garages to be located on the sideyard property 1 ines; said garages to be more than 35 feet from the rear property 1 ine for the following reasons: 1. The property will be graded so the garage walls on the property line will not extend over six feet (6) above the adjoining property grade. 2. The applicant has agreed to provide 20 additional parking spaces for guest parking whichwwi11 benefit the development and the adjoining properties. 3. Allowing the garage walls to extend to the sideyard property 1 ines will allow additional turning radius, thus providing better accessibility to the garages. The granting of this variance to be subject to the following conditions: 1. The developer shall provide a minimum of twenty (20) guest parking spaces; said spaces to be clearly identified and marked 11 guest parking". 2. Garage walls shall not exceed six (6) feet above the adjoining property grade. The foregoing Resolution was adopted by the Board of Zoning Adjustments at a regular meeting held August 24th, 1970, by the following vote: AYES: ColTlll. Ostermann, COITVTl.
