Rodee TO PERMIT: The Addition of 1389 square feet to an existing single-family residence at 945 8th Place RESOLUTION B.Z.A 154-33 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE UPON CERTAIN PROPERTY LOCATED AT 945 8TH PLACE: LOTS 58, TRACT, 8386, IN THE CITY OF HERMOSA BEACH, CALIFORNIA. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the prov1s1ons of Ordinance N.S. 154, an application for a variance by Donald C. Rodee upon property owned by applicant and located at 945 8th Place: Lot 58, Tract 8386, and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on November 23, 1970, conduct a public hearing to consider this application to permit an addition to an existing family residence of a total of 1389 square feet: 537 sq. ft. on the first floor, which includes a two-car garage, and 852 sq. ft. of living area on the second floor. Said addition to be over 40% of existing structure with a nonconforming easterly sideyard of 3 1 611 in lieu of required five foo4 ·ardnonconforming porch encroaching into required front yard. And WHEREAS, at said public hearing, there was presented written and oral testi- mony on the property described as follows: 945 8th Place: Lot 58, Tract 8386. NOW, THEREFORE, BE IT RESOLVED that, in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grcilJllt this variance for the following reasons: l. The new addition will comply with all building and zoning regulations, plus providing additional garage parking. 2. The granting of this variance will not be materially detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located. 3. The proposed addition will upgrade and enhance the subject property and surrounding area. 4. The granting of such variance will not adversely affect the comprehensive General Plan. The foregoing Resolution was adopted by the Board of Zoning Adjustments at a regular meeting held November 23, 1970, by the following vote: AYES: Comm. Ostermann, Comm. Lagan, Chairman Williams NOES: None CERTIFICATION I hereby certify that the foregoing Resolution B.Z.A. 154-33 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on the 23rd day of November, 1970.
