I 54-36 building to front A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE WHICH WOULD PERMIT A BALCONY ON THE FIRST AND SECOND FLOOR OF APARTMENT HOUSE NOW UNDER CONSTRUCTION TO EXTEND TO FRONT PROPERTY LINE IN LIEU OF ONE FOOT FROM PROPERTY LINE. SAID PROPERTY LO- CATED AT 22 HERMOSA AVENUE: LOT 4, BLOCK 42, FIRST ADDITION TO HERMOSA BEACH. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154, an application for a variance by Kenneth Kommick and Donald Larson upon property OtJned by applicants and located at 22 Hermosa Avenue: Lot 4, Block 42, 1st Addition to Hermosa Beach, and WHEREAS, The Board of Zoning Adjustments of the City of Hermosa Beach did on December 14, 1970, conduct a public hearing to consider this application to permit the balconys on first and second floors of 4-unit apartment house now under construction to extend to front property I ine in lieu of remaining I foot from front property I ine, and WHEREAS, at said public hearing, there was presented written and oral testimony on the property described as follows: Lot 4, Block 42, First Addition to Hermosa Beach, known as 22 Hermosa Avenue. NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, The Board of Zoning Adjustments does hereby grant this variance for the following reasons: I. The granting of this variance will not be materially detrimental to the public welfare, or injurious to the property or improvements in such vicinity and zone in which the property is located. 2. The proposed variance would be mutually advantageous to the City and to the Builder as, I-the proposed variance would tend to upgrade and enhance the subject property and surrounding area, and 2-it would give the tenants more outdoor I iving area. 3. The granting of such variance will not adversely affect the comprehensive genera 1 p I an. The foregoing Resolution was adopted by the Board of Zoning Adjustments at a regular meeting held December 14, 1970, by the following vote: AYES: Comm. Ostermann, Comm. Lagan, Chairman Richard Williams NOES: None CERTIFICATION I hereby certify that the foregoing Resolution B.Z.A. 154-36 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on this~ day of December, 1970.
