N.S. 154-16 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DENYING A ZONING VARIANCE WHICH WOULD PERMIT BUILDING TWO APARTMENTS OVER A 2-CAR GARAGE; SAID GARAGE BEING LOCATED ON REAR AND ONE SIDE YARD. APARTMENTS TO MAINTAIN 5 1 REAR AND 3 1 SIDEYARD SETBACKS. LOCATED AT 846 -850 LOMA DRIVE; LOT 2, BLOCK B, TRACT 1677, CITY OF HERMOSA BEACH, CALIFORNIA. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board, under the prov1s1ons of Ordinance N.S. 154, an application for a variance by Thomas L. Entrekin upon property owned by applicant and located at 846 -850 Loma Drive. Variance requested from requirements of the City Zoning Ordinance N.S. 154 as amended, in order to erect four apartments and six garages, with two of the apartments located over two garages. Said garages being located on rear and one sideyard. Apartments to maintain 51 rear and 3 1 sideyard setbacks. WHEREAS, at said public hearing there was presented written and oral testimony on the property described as follows: Lot 2, Block B, Tract 1677, Hermosa Beach, California NOW, THEREFORE, BE IT RESOLVED that in view of the finding at said hearing, the Board of Zoning Adjustments does hereby deny this variance for the following reasons: ' 1. It has not been proven that there are exceptional or extraordinary circumstances or conditions applicable to the property involved. 2. It has not been shown that such variance is necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question. 3. That the granting of such variance could be detrimental to public welfare and safety with apartments over garages that are on the property line. B.Z.A. RESOLUTION N.S. 154-16 PAGE 2 MARCH 23, 1970 4. That the granting of such variance would adversely affect the ~omprehensive general plan if adjacent property owners should exercise their prerogative and request the same variance. The foregoing Resolution was adopted by the Board of Zoning Adjustments at a regular meeting held March 23, 1970, by the following vote: AYES: Comm. Ostermann, Williams, Reeves. NOES: None CERTIFICATION I hereby certify that the foregoing Resolution B.Z.A. N.So 154-16 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on the 23rd of March, 1970.
