RESOLUTION N.S. 154-17 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A ZONE VARIANCE WHICH WOULD PERMIT THE RELOCATION OF AN EXISTING GARAGE TO A REAR PROPERTY LINE ANO WESTERLY SIDE YARD. SAID GARAGE TO BE ATTACHED TO A SINGLE FAMILY RESIDENCE IN LIEU OF MAINTAINING 6 FT. BETWEEN MAIN HOUSE AND AC- CESSORY BUILDING. SAID GARAGE ON PROPERTY LOCATED AT 1145 6TH STREET: SOUTH HALF OF LOT 8, TRACT 5209, IN THE CITY OF HERMOSA BEACH, CALIFORNIA. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RE- SOLVE AS FOLLOWS: WHEREAS, there was filed wlth this Board, under the provisions of Ordinance N.s. 154, an application for a variance by Warren M. Militscher upon property owned by appl leant and located at 1145 6th Street. WHEREAS, THE BOARD OF ZONING ADJUSTMENTS of the City of Hermosa Beach did on April 27, 1970, conduct a public hearing to consider this application to permit an existing garage to be relocated on the rear property I ine and westerly sideyard. Said garage to be attached to a single family residence in lieu of maintaining 6 ft. between main house and accessory building; and WHEREAS, at said public hearing there was presented written and oral testimony on the property described as follows: South half of Lot 8, Tract 5209 NOW, THEREFORE, BE IT RESOLVED that in view of the finding at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the following reasons: 1. A portion of the existing garage is located on the adjoining property and the applicant has been requested by the owner to remove that portion of the garage that is now encroaching. 2. The granting of this variance will not be materially detrimental to the public welfare or injurious to the adjoining property. 3. The granting of such variance will not adversely affect the compre- hensive general plan. 4. There are exceptional and extraordinary circumstances applicable to the property involved, because: Due to the limited space available, there is no way to relocate the garage and comply with the zoning ordinance.
