A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF
HERMOSA BEACH DENYING A ZONING VARIANCE WHICH WOULD PERMIT THE
ERECTION OF A 6-FOOT HIGH FENCE IN FRONT YARD SETBACK OF 10 FOOT
IN LIEU OF REQUIRED MAXIMUM HEIGHT OF 3 FOOT PERMITTED IN SET-
BACK. SAID PROPERTY LOCATED AT 662½ LONGFELLOW: LOT 92,
SOUTHERN CALIFORNIA CONVENTION HALL AND MARINE VIEW PARK TRACT,
CITY OF HERMOSA BEACH, CALIFORNIA.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RE-
SOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board, under the provisions of
Ordinance N.S. 154, an application for a variance by Douglas Sniffen
upon property occupied as a tenant, and located at 662½ Longfellowo
WHEREAS, THE BOARD OF ZONING ADJUSTMENTS of the City of Hermosa Beach
did on April 27, 1970, conduct a public hearing to consider this application
to permit the erection of a 6 ft. high fence in front yard setback of
10 ft. in 1 ieu of required maximum height of 3 ft. permitted in setback.
and
WHEREAS, at said public hearing there was presented written and oral
testimony on the property described as follows:
Lot 92, Southern California Convention Hall and Marine View Park Tro
NOW, THEREFORE, BE IT RESOLVED that in view of the finding at said hearing,
the Board of Zoning Adjustments does hereby deny this variance for the
following reasons:
1. There are no exceptional or extraordinary circumstances or
conditions applicable to the property involved.
2. The granting of this variance would be giving the owner special
privileges within the invnediate vicinity not shared by other
property in the same vicinity and zone.
3. The granting of this variance would be materially detrimental
to the public welfare and injurious to the property and im-
provements in the inmediate vicinity in which the property is
located.

The foregoing Resolution was adopted by the Board of Zoning Adjust-
ments at a regular meeting held April 27, 1970, by the following vote:
AYES: Convn. Ostermann, Williams, Reeves
NOES: None
CERTIFICATION
I hereby certify that the foregoing Resolution B.Z.A. N.S. 154-18 was
adopted by the Board of Zoning Adjustments of the City of Hermosa Beach
