RESOLUTION B.Z.A. N.S. 154-20 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A ZONE VARIANCE WHICH WOULD PERMIT THE ERECTION OF TWO 4-UNIT APART- MENT HOUSES, ONE ON EACH LOT, IN LIEU OF MAXIMUM ALLOWABLE OF TWO UNITS PER LOT. SAID LOTS LOCATED AT 144 and 148 LYNDON: LOTS 9 and 10, BLOCK 42, 1ST ADDITION TO HERMOSA BEACH, CITY OF HERMOSA BEACH, CALIFORNIA. THE BOARD OF ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS~ there was filed with this Board, under the provisions of Ordinance N.S. 154, an application for a variance by Harold Margrave upon property owned by applicant and located at 144 and 148 Lyndon. WHEREAS, The Board of Zoning Adjustments of the City of Hermosa Beach did on June 8, 1970, conduct a public heari11g to consider this application to permit the erection of two 4-unit apartment houses, one on each lot, in I ieu of maxi- mum allowable of two units per lot. WHEREAS, at said public hearing there was presented written and oral testimony on the property described as follows: Lots 9 and 10, Block 42, 1st Addition to Hermosa Beach, Hermosa Beach, California. NOW, THEREFORE, BE IT RESOLVED that in view of the finding at said hearing, the Board of Zoning Adjustments does hereby grant this varia nce for the following reasons: 1. The granting of this variance will not be materially detrimental to the public welfare or injurious to the property or improvements in the immediate area in which the property is located because the erection of two 4-unit apartments, instead of the allowed nine units, would create a lesser density factor, less overcrowding, and traffic problems. 2. That such varia11ce is necessary for the preservation and enjoyment of a substantial property right. 3. The granting of such variance will not adversely affect the comprehensive general plan. 4. The I imiting of these lots to two units per lot would be creating an un- necessary hardship and result in being inconsistent with general purpose of the zoning ordinance. The foregoing Resolution was adopted by the Board of Zoning Adjustments at a regular meeting held June 8, 1970, by the following vote: AYES: Comm. Williams, Comm.
