N.S. 154-21 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A ZONE VARIANCE WHICH WOULD PERMIT CHANGING A SINGLE-FAMILY RESIDENCE INTO A DUPLEX. OPEN PARKING STALL WOULD BE 8 1 x20 1 DEEP WITH A TURNING RADIUS OF 19 1 6" IN LIEU OF REQUIRED 23 1 TURNING RADIUS. SAID LOT LOCATED AT 355 26TH STREET: LOT 37, BLK 112, SHAKESPEARE TRACT, CITY OF HERMOSA BEACH, CALIFo THE BOARD OF ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154, an application for a variance by Arnold and Elizabeth Bova, upon property owned by applicants and located at 355 26th Street. WHEREAS, The Board of Zoning Adjustments of the City of Hert00sa Beach did on June 22, 1970, conduct a public hearing to consider this application to permit changing a single-family residence into a duplex. Open parking stall would be 8 1 x20' deep with a turning radius of 19 1 6" in lieu of required 23' turning radius. WHEREAS, at said public hearing there was presented written and oral testimony on the property described as follows: Lot 37, Block 112, Shakespeare Tract, NOW, THEREFORE BE IT RESOLVED that in view of the finding at said hearing, The Board of Zoning Adjustments does hereby grant this variance for the following reasons: 1. There are exceptional or extraordinary circumstances or conditions applicable to the property involved. 2. That the granting of such variance will not be materially detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located. 3. That the granting of such variance will not adversely affect the compre- hensive general plan. 4. The requirement of the 23 1 turning radius would serve no purpose because the offstreet parking stall is bounded on both front corners by garages which control the turning radius. The foregoing Resolution was adopted by the Board of Zoning Adjustments at a regular meeting held June 22, 1970, by the following vote: AYES: Conm. Williams, Ostermann, Chairman Reeves.
