RESOLUTION B.Z.A. N.S. 154-22 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH, GRANTING A ZONE VARIANCE WHICH WOULD PERMIT AN ADDITION OF 308 SQUARE FEET OF FLOOR AREA TO AN EXISTING SINGLE- FAMILY RESIDENCE HAVING NO ACCESSIBLE GARAGE FOR OFF-STREET PARKING. SAID LOT LOCATED AT 1258 8TH STREET: LOT 43 AND EAST HALF of 44, BLOCK 140, REDONDO VILLA TRACT, CITY OF HERMOSA BEACH, CALIF. THE BOARD OF ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, THERE WAS FILED WITH THIS BOARD, under the provisions of Ordinance N.S. 154, an application for a variance by James Gordon, upon property owned by applicant and located at 1258 8th Street. WHEREAS, THE BOARD OF ZONING ADJUSTMENTS of the City of HerDK>sa Beach did on ·June,22, 1970, conduct a public hearing to consider this application to permit an existing single-family residence to have a 308 square foot addition; said existing residence having no accessible garag~ for off- street parking. WHEREAS, at said public hearing there was presented written and oral testiDK>ny on the property described as follows: Lot 43 and East half of 44, Block 140, Redondo Villa Tract NOW, THEREFORE, BE IT RESOLVED that in view of the finding at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the following reasons: 1. The present garage facilities are, at present, unusable for the storage of vehicles due to the sidewalks that were recently installed, and also the change of grades. 2. The only way this garage could be utilized would be to raise the whole building to a higher elevation which would be prohibitive in cost to the owners. 3. The adding of a new den to the existing single-family residence should in no way create any additional parking problems. 4. The granting of such variance will not adversely affect the comprehensive general plano The foregoing Resolution was adopted by the Board of Zoning Adgustments at a regular meeting held June 22, 1970, by the following vote: AYES: Comm. Williams, Ostermann, Chairman Reeves. NOES: None CERTIFICATION I hereby certify that the foregoing Resolution B.Z.A.
