A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH, GRANTING A ZONE VARIANCE WHICH WOULD PERMIT A ROOF TO BE ERECTED
OVER A BALCONY AT 2ND FLOOR LEVEL. SAID BALCONY TO EXTEND TO WITHIN 2
FEET OF PROPERTY LINE AT FRONT. ROOF OVERHANG IN FRONT TO BE 1 FOOT FROM
PROPERTY LINE.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLO,,/S:
WHEREAS, there was filed with this Board, under the provisions of Ordinance N.s.
154, an application for a variance by Walter Davis upon property owned by appli-
cant and located at 1540 Strand; Lot 7, Block 16, Hermosa Beach Tract, City of
Hermosa Beach, California.
WHEREAS, The Board of Zoning Adjustments of the City of Hermosa Beach did on
July 13, 1970, conduct a public hearing to consider this application to per-
mit a roof to be built over a balcony at the 2nd floor level. Said balcony to
extend to within 2 feet of property 1 ine at front. Roof overhang in front to
be one foot from property 1 ine.
WHEREAS, at said public hearing there was presented written and oral testimony
on the property described as follows:
Lot 7, Block 16, Hermosa Beach Tract
NOW, THEREFORE BE IT RESOLVED that in view of the finding at said hearing,
the Board of Zoning Adjustments does hereby grant this variance for the
following reasons:
1. That there are exceptional or extraordinary circumstances or conditions
applicable to the property involved.
2. That the granting of such variance will not be materially detrimental to
the public welfare or injurious to the property or improvements in such
vicinity and zone in which the property is located.
3. That the granting of such variance will not adversely affect the compre-
hensive general plan.
4. The balcony's being open on all three sides will not affect the visability
for the adjoining property owners.
The foregoin~ Resolution was adopted by the Board of Zoning Adjustments ~ta
regular meeting held July 13, 1970, by the following vote:
AYES: Corrvn. L.E. Ostermann, David Lagan, Jr., Chairman Richard Williams
