A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH GRANTING A ZONE VARIANCE TO PERMIT ROOF AND BALCONY ENCROACHMENT
IN FRONT SETBACK AND TANDEM PARKING IN LIEU ·OF REQUIRED TWO-CAR ENCLOSED
GARAGE AND ONE OPEN PARKING SPACE ON PROPERTY LOCATED AT 1534 STRAND IN
THE CITY OF HERMOSA BEACH, CALIFORNIA.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS
FOLLOWS:
WHEREAS, there was filed with this Board, under the provisions of Ordinance N.S.
154, application for zone variance by Wm. P. Engel, on property owned by the ap-
plicant and located at 1534 Strand; and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on
October 26, 1970; conduct a duly advertised public hearing to consider this
application to permit conversion of a single-family residence into two units
providing existing four enclosed garage spaces (two tandem, garage 36 ft. deep
x 23 ft. wide inside clear measurement) in lieu required two-car garage and one
open space; and erect roof over balcony, said balcony and roof to encroach into
front setback to within one ft. of property 1 ine on that property described as
fol I ows:
Lot 6, Block 16, Hermosa Beach Tract
WHEREAS, at said public meeting there was written and oral testimony presented:
NOW, THEREFORE, BE IT RESOLVED that, in view of the findings at said hearing,
the Board of Zoning Adjustments does hereby grant this zone variance for the
foll<Ming reasons:
I. One extra parking space would be provided and all parking will be enclosed.
2. The requested variance will not be detrimental to surrounding properties.
3. Granting this variance would not adversely affect the General Plan.
The foregoing Resolution was adopted by the Board of Zoning Adjustments at a
regular meeting held October 26, 1970, by the following vote:
AYES: Chairman Williams, Comm. Ostermann, Co1M1. David Lagan, Jr.
NOES: None
CERTIFICATION
I hereby certify that the foregoing Resolution B.Z.A-29 was adopted by the
Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting
held on this 26th day of October, 1970.
