A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH, GRANTING A ZONE VARIANCE UPON CERTAIN PROPERTY LOCATED ON THE
SOUTHWEST CORNER OF SECOND STREET AND VALLEY DRIVE IN THE CITY OF
HERMOSA BEACH, CALIFORNIA.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE
AS FOLLOWS:
WHEREAS, there was filed with this Board, under the prov1s1ons of Ordinance
N.S. 154 an application for a zone variance by Kenland Development Company, on
that property owned by the applicant and located at the Southwest corner of
Second Street and Valley Drive per metes and bounds description submitted, and
identified as "Exhibit A11 ; and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on
October 26, 1970, conduct a duly advertised public hearing to consider this
application to erect 168 unit apartment complex having 31,600 square feet of
usable outdoor yard and open space, and 2000 square feet of enclosed re-
creational area in lieu of 33,600 sq. ft. of required outdoor yard and open
space.
WHEREAS, at said public meeting there was written and oral testimony presented:
NOW, THEREFORE, BE IT RESOLVED that, in view of the findings at said hearing,
the Board of Zoning Adjustments does hereby grant this variance for the
following reasons:
I. The intent of Article 6, Section 607, to provide recreational area and
open space for landscaping will be met by the granting of this request.
2. The granting of this variance will not be materially detrimental or
injurious to other properties in the invnediate area.
3. The requested variance is not in conflict with the general plan.
The foregoing Resolution was adopted by the Board of Zoning Adjustments at a
regular meeting held October 26, 1970, by the foll<Ming vote:
AYES: Chairman Williams, Comm. Ostermann, Comm. David Lagan, Jr.

I hereby certify that the foregoing Resolution B.Z.A.-30 was adopted by the
Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting
