A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEA..:H' GRANTlNG A VARIANCE FROM SIX FOOT GARAGE WALL RESTRICTION AS SET FORTH IN BOARD OF ZONING ADJUSTMENTS RESOLUTION 154-26, AND RESOLUTION N.S. 2988, ON PROPERTY LOCATED AT 1820 ARDMORE AVE: LEGALLY DESCRIBED AS LOT 7. BLOCK 81, SECOND ADDITION TO HERMOSA BEACH TRACT, HERMOSA BEACH, CALIFORNIA. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154, an application for a variance by Roger McGee upon property owned by applicant and located at 1820 Ardmore, legally described as Lot 7, Block 81 • Second Addition to Hermosa Beach Tract, Hermosa Beach, California, and WHEREAS, The Board of Zoning Adjustments of the City of Hermosa Beach did on February 22, 1971, conduct a public hearing to consider this application for a variance from 6 1 garage wall restriction as set forth in BZA Resolution 154-26 and Resolution N.S. 2988, on apartment complex now under construction, and WHEREAS, at said public hearing, there was presented written and oral testimony on the property described as follows: Lot 7, Block 81 • Second Addition to Hermosa Beach, kno.-,n as 1820 Ardmore Avenue, NOW, THEREFORE BE IT RESOLVED, that in view of the findings at said hearing, The Board of Zoning Adjustments does hereby grant this variance with the condition that at no point is the garage wall to exceed 9 foot in height above the adjoining property grade. Variance to be granted for the following reasons: 1. There are exceptional or extraordinary circumstances or conditions applicable to the property involved. 2. That the granting of such variance will not be materially detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located. 3. The granting of such variance will not adversely affect the comprehensive general plan. The foregoing Resolution was adopted by the Board of Zoning Adjustments at a regular meeting held February 22, 1971, by the following vote: AYES: Comm. Osterman, Comm. Lagan, Chairman Williams NOES: None CERTIFICATION I hereby certify that the foregoing Resolution BZA 154-39 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on this 22nd day of February, 1971.
