HomeMy WebLinkAboutBZA 154-40RESOLUTION: BZA 154-40 NAME: LOCATION: CHAN A CHANDLER 635 24TH PLACE TO PERMIT: LOT DIVISION AT 635 24TH PLACE A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH, CALIFORNIA, GRANTING PERMISSION FOR A LOT DIVISION WHICH WOULD PERMIT THE THREE PARCELS OF LAND DESCRIBED HEREIN TO BE DIVIDED INTO TWO UNEQUAL PARCELS. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the provisions of Ordinance,154, an application for a lot division by Chan A. Chandler upon property owned by the applicant and located at 635 24th Place, legally described as Lots 20, 21, and 22, Block 3, Hermosa View Tract #2, Hermosa Beach, California, and WHEREAS, The Board of Zoning Adjustments of the City of Hermosa Beach did on March 15, 1971, conduct a public hearing to consider this application to realign the property I ine in order to divide 3 parcels of land into two unequal parcels; the new parcels to be described as follows: Parcel 1 -Lot 22 and the Westerly 15 1 of Lot 21, Block 3, Hermosa View Tract #2. Parcel 2 -Lot 20 and Easterly 10 1 of Lot 21, Block 3, Hermosa View Tract #2. NOW, THEREFORE BE IT RESOLVED that in view-. of the finding at said hearing the Board of Zoning Adjustments does hereby grant this lot division for the following reasons: 1. It is more desirable to have two larger lots than 3 substandard lots. 2. That there are exceptional circumstances applicable to the property involved as permission was granted previously by the Planning Commission on March 13, 1961 under Resolution P.C. 154-315. The lot division was never recorded, therefore variance was not val id. 3. The granting of such variance will not be materially detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located. 4. That the granting of such variance will not adversely affect the compre- hensive general plan. The granting would be subject to the following conditions: 1. Submit final parcel map to the Public Works Director for approval. 2. Record the lot division as prescribed by the subdivision regulations. The foregoing Resolution BZA 154-40 was adopted by the Board of Zoning Adjustments at a regular meeting held March 15, 1971, by the following vote: AYES: COMM. Lagan, Comm.
