BY 80 FT.; 2351 SQ. FT. IN LANO AREA, IN LIEU OF THE REQUIRED 2400 SQ. FT. FOR TWO UNITS ON AN R-2 LOT. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154, an application for a variance by Eve Roll, owner, and Will lam Buckland, buyer in escrow, upon property located at Intersection of 21st Street and Loma Drive, running street to street with access from Monterey Blvd. and Loma Dr., legally described as Lot 30, Tract 1868, Hermosa Beach, California, and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on May 17, 1971, conduct a public hearing to consider this application for a variance to build a duplex on a substandard sized lot; lot being 29.39 ft. x 80 ft., 2351 sq. ft. in land area, in I ieu of the required 2400 sq. ft. for two units on an R-2 lot, and WHEREAS, at said pub1 ic hearing, there was presented written and oral testimony on the property described as follows: Lot 30, Tract 1868, NOW, iHEREFORE BE IT RESOLVED, that in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grant the variance for the reason that the request substantially meets the requirements of the Zoning Ordinance, Section 1402, necessary for granting a variance, as follows: I. There are exceptional circumstances applicable to the property involved in that the street widens to 30 ft. only in the vicinity of subject prop- erty and then narrows again to 20 ft. 2. The property lacks 49 sq. ft. for R-2 development. There are only four lots in this area that are under the 2400 sq. ft. land area requirement for R-2 development, and all other lots in the vicinity enjoy R-2 usage, denied to the property in question. 3. The granting of this variance will not be materially detrimental to the public welfare or injurious to the property or improvements in the vicinity and zone in which the property is located. 4. The granting of this variance will not adversely affect the comprehensive general plan. The granting of this Resolution to be subject to the following condition: 1. There must be four (4) enclosed parking spaces provided. The foregoing Resolution BZA 154-42 was adopted by the Board of Zoning Adjustments at a regular meeting held May 17, 1971, by the following vote: AYES: Conm. Alton, Contn. Basila, Contn.
