HomeMy WebLinkAboutBZA 154-50RESOLUTION: BZA 154-50 NAME: LOCATION: MR. AND MRS. STEPHEN A. BRUBAKER 360 -29TH STREET TO GRANT: ADDITION TO SINGLE FAMILY RESIDENCE WITH NONCONFORMING FRONT YARD. A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE TO PERMIT ADDITION TO AN EXISTING SINGLE FAMILY RESIDENCE WHICH HAS A NONCONFORMING FRONT YARD; ADDITION TO ADD MORE THAN 40% OF EXISTING FLOOR AREA, AND WILL INCREASE LAND COVERAGE BY MORE THAN THE 65% ALLOWED. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154, an application for a variance by Mr. and Mrs. Stephen A. Brubaker upon property owned by applicants and located at 360 -29th Street, legally described as Lot 40, Block 114, Shakespeare Tract, Hermosa Beach, California, and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on Aug- ust 16, 1971, conduct a pub! ic hearing to consider this appl i cation for a variance to add to an existing single family residence which has a nonconforming front yard, said addition to add more than 40% of existing floor area, and will increase land coverage by more than the 65% allowed, and WHEREAS, at said public hearing, there was presented written and oral testimony on the property described as follows: Lot 40, Block 114, Shakespeare Tract, kno;,vn as 360 -29th Street, NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the following reasons: l. There are exceptional circumstances since the applicants would be removing an old nonconforming structure and replacing it with an addition that will enhance the appearance of the house and neigh- borhood. The present nonconformities of this existing structure are greater than the small nonconformities that the new proposed structure will have. 2. Granting of the variance would not be detrimental to surrounding proper t ies. 3. Majority of other homes in this area have the same nonconforming setback. 4. The granting of such variance will not adversely affect the com- prehensive general plan. The foregoing Resolution BZA 154-50 was adopted by the Board of Zoning Adjustments at a regular meeting held August 16, 1971, by the following vote: AYES: Comms. Basila, Schubert, Chmn. Ostermann NOES: None ABSENT: Comms.
