A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH GRANTING A VARIANCE TO ADD TO A NONCONFORMING BUILDING AN OPEN
BALCONY AT REAR OF SAID BUILDING, BALCONY TO BE 5 FT. WIDE BW 23 FT.
LONG.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154,
an application for a variance by Mr. and Mrs. Edward J. Young upon property owned
by applicants and located at 3435-3435½ Hermosa Avenue, legally described as Lot 5,
Dale Tract, Hermosa Beach, California, and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on October
4, 1971, conduct a public hearing to consider this application for a variance to add
to a nonconforming building an open balcony at rear of said building, balcony to be
5 ft. wide by 23 ft. long, and
WHEREAS, at said public hearing, there was presented written and oral testimony on
the property described as follows: Lot 5, Dale Tract, known as 3435-3435½ Hermosa
Avenue,
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the
Board of Zoning Adjustments does hereby grant this variance for the following reasons:
1. That there are exceptional or extraordinary circumstances or
conditions applicable to the property involved.
2. That such variance is necessary for the preservation and enjoy-
ment of a substantial property right posseised by other property
in the same vicinity and zone, and denied to the property in
question.
3. That the granting of such variance will not be materially detri-
mental to the public welfare or injurious to the property or
improvements in such vicinity and zone in which the property is
1 oca ted.
4. That the granting of such variance will not adversely affect the
comprehensive general plan.
AND FURTHER, that this variance is granted subject to the following conditions:
l. That all necessary permits, including the electrical and plumb-
ing permits not yet taken out, be secured and that all previous
work be exposed for proper inspections by the Building Department.
2. That a time limit for completion of the work of ninety days be
given, and that failure to comply will make the variance null
and void.

3. That both buildings must be brought up to the minimum housing
code.
The foregoing Resolution BZA 154-51 was adopted by the Board of Zoning Adjustments
at a regular meeting held October 4, 1971, by the following vote:
AYES: Comms. Basila, Schubert, Williams, Chmn. Ostermann
NOES: None
ABSENT: Comm. Alton

I hereby certify that the foregoing Resolution BZA 154-51 was adopted by the Board
of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on
this 4th day of October, 1971.
