HomeMy WebLinkAboutBZA 154-54RE SOL UTI ON: BZA 154-54 AARON ROSEN NAME: LOCATION: 422 -440 PIER AVENUE TO GRANT: ADDITIONAL STORAGE AREA TO EXISTING COMMERCIAL BUILDING A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE TO ADD 320 SQ. FT. OF STORAGE AREA TO AN EXISTING COMMERCIAL BUILDING HAVING 6,000 SQ. FT. WITH 15 EXISTING PARKING STALLS. NO ADDITIONAL PARKING TO BE PROVIDED. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154, an appl I cation for a variance by Aaron Rosen upon property owned by Earl Freemon and located at 422, 424, 426, 430, 434, 440 Pier Avenue, legally described as Lot 14, Tract 78o, Hermosa Beach, California, and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on Nov- ember 15, 1971, conduct a pub) ic hearing to consider this application for a variance to add 320 sq. ft. of storage area to an existing conmercial building having 6,000 sq. ft. with 15 existing parking stalls, no additional parking to be provided, and WHEREAS, at said public hearing, there was presented written and oral testimony on the property described as follows: Lot 14, Tract 78o, known as 422 -44o Pier Avenue, NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the following reasons: 1. That there are exceptional or extraordinary circumstances or conditions applicable to the property involved in that, at the time, the City did not have specific parking requirements in the Zoning Ordinance and the Planning Convnission felt the 15 parking stalls to be the proper amount. Also, the additional storage area will not generate any more parking needs. 2. That the variance is necessary for the preservation and enjoy- ment of a substantial property right possessed by other property in the same vicinlty ,and zone, and denied to the property in quest ion. 3. That the granting of such variance will not be materially detri- mental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is 1 ocated. 4. That the granting of such variance will not adversely affect the comprehensive general plan. AND . FURTHER, that this variance is granted subject to the following condition: I. Garage door must be removed and space be accessible in garage area at all times for parking. The foregoing Resolution BZA 154-54 was adopted by the Board of Zoning Adjustments at a regular meeting held November 15, 1971, by the following vote: AYES: Comms. Schubert, Williams, Chmn. Ostermann NOES: None ABSENT: Comms.
