CORNER OF MONTEREY & 4TH STREET REALIGNMENT OF LOT LINES TO GRANT: A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE FOR REALIGNMENT OF LOT LINES ON PROPERTY LOCATED AT THE CORNER OF MONTEREY, 4TH STREET AND CULPER COURT, LEGALLY DESCRIBED AS LOTS 29 AND 30, BLOCK K, TRACT 1686, WHICH WILL RESULT IN SAID TWO LOTS FRONTING ON 4TH STREET INSTEAD OF MONTEREY BOULEVARD. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the prov1s1ons of Ordinance N.S. 154, an application for a variance by Jefferson Enterprises, Inc. upon property located at the corner of Monterey and 4th Street, legally described as Lots 29 and 30, Block K, Tract 1686, Hermosa Beach, California, and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on Nov- ember 15, 1971, conduct a public hearing to consider this application for a variance for realignment of lot 1 Ines which would result in said lots fronting on Fourth Street instead of Monterey Boulevard, and WHEREAS, at said public hearing, there was presented written and oral testimony on the property described as follows: Lots 29 and 30, Block K, Tract 1686, NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the following reasons: 1. That there are exceptional circumstances applicable to the property involved in that it would create less density than if the two lots were to be used as one site. 2. That granting of this variance substantially fulfills required showing No. 2, Section 1402, City of Hermosa Beach Zoning Code. 3. That the granting of such variance will not be materially detri- mental to the public welfare or ln,jurious to the property or improvements in such vicinity and zone in which the property is I ocated. 4. That the granting of such variance will not adversely affect the comprehensive general plan. 5. The granting of this variance is not creating any additional parcels nor is it reducing the lot area in existing parcels. AND FURTHER, that this variance is granted subje~t to the following conditions: I. That the lots must be developed separately. 2. Submit final parcel map to the Public Works Director for approva I, and 3. Record the lot split as prescribed by the subdivision regulations. The foregoing Resolution BZA 154-55 was adopted by the Board of Zoning Adjust- ments of the City of Hermosa Beach at a regular meeting held November 15, 1971, by the following vote: AYES: Comms. Schubert, Williams, Chmn. Ostermann NOES: None ABSENT: Cooms.
