RICHARD RAEBER 3310 STRANO TO GRANT: ADDITION OF BALCONY TO RESIDENCE, NONCONFORMING TO ZONE A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE TO REPLACE AN EXISTING 2½ FT. WIDE X 7 FT. LONG BALCONY WITH A 6 FT. WIDE BALCONY EXTENDING ACROSS THE ENTIRE FRONT OF THE BUILDING. BUILDING IS NONCONFORMING TO THE ZONE. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board ·under the provisions of Ordinance N.s. 154, an application for a variance by Mr. and Mrs. Richard Raeber upon property located at 3310 Strand, 1ega11y described as Lot 14, Block 1, Shakespeare Beach Tract, Her- mosa Beach, California, and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on December 14, 1971, conduct a public hearing to consider this application for a variance to replace an existing 2½ ft. wide x 7 ft. Jong balcony with a 6 ft. wide balcony extend- ing across the entire front of the building, said building being nonconforming to the zone, and WHEREAS, at said public hearing, there was presented written and oral testimony on the property described as fo11ows: Lot 14, Block 1, Shakespeare Beach Tract, known as 3310 Strand, NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the following reasons: 1. That there are exceptional or extraordrnary circumstances or conditions applicable to the property involved. 2. That such variance is necessary for the preservation and enjoy- ment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question~ 3. That the granting of such variance wi11 not be materially detri- mental to the pub) ic welfare or injurious to the property or improvements in such vicinity and zone in which the property is located. 4. That the granting of such variance wi11 not adversely affect the comprehensive genera) plan. The foregoing Resolution BZA 154-56 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on December 14, 1971, by the fo 11 ow i ng vote: AYES: Convns.
