BRANOVIG LOCATION: 1109 -1ST STREET REALIGNMENT OF LOT LINES TO GRANT: A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE FOR REALIGNMENT OF LOT LINES ON PROPERTY LOCATED AT 1109 -1ST STREET, LEGALLY DESCRIBED AS LOTS 44, 43, ANO THE WESTERLY ONE-HALF OF LOT 42, TRACT 18o2, WHICH WOULD CREATE TWO 31.25 1 PARCELS IN LIEU OF TWO 25 1 ANO ONE 12.50 1 PARCELS. THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS: WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154, an appl !cation for a variance by Mary B. Brandvig upon property located at 1109 -1st Street, legally described as Lots 44, 43 and the westerly one-half of Lot 42, Tract 1802, Hermosa Beach, California, and WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on December 14, 1971, conduct a public hearing to consider this application for a variance for realignment of lot lines which would create two 31.25 1 parcels in lieu of two 25 1 and one 12.50 1 parcels, and WHEREAS, at said public hearing, there was presented written and oral testimony on the property described as follows: Lots 44, 43 and the westerly one 1 half of Lot 42, Tract 1802, NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the Board of Zoning Adjustments does hereby grant this variance for the following reasons: 1. Would be complying with the criteria set forth in the divisions of lots or realignment of lots. 2. The realignment of these lots would be in conformity with the intent and purposes of the comprehensive general plan. 3. The granting of such variance will not be detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located. 4. These two lots will be of greater lot area than adjoining lots w i th i n the area . AND FURTHER, that this variance is granted subject to the following conditions: 1. That final parcel map is submitted to the Public Works Director for approval, and 2. Record the lot split as prescribed by the subdivision regulations. The foregoing Resolution BZA 154-57 was adopted by the Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held December 14, 1971, by the following vote: AYES: Comms.
