LOT SPLIT TO GRANT:
A RESOLUTION OF THE BOARD OF ZONI~ ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH GRANTING A VARIANCE FOR A LOT SPLIT THAT WILL CREATE TWO PARCELS
FROM LOT 3, BLOCK 88, 2ND ADDITION TO HERMOSA BEACH (EXCEPT THE EAST 100 1 ),
AND LOTS 28, 29, 30, 32, 33 and 34 OF ANGELA HEIGHTS TRACT AND VACATED
PORTIONS OF SILVER STREET 40 1 WIDE AND 17TH STREET 40 1 WIDE ABUTTING SAID
LOTS, AND LOTS 180, 181, 182, 183 AND 184 OF WALTER RANSOM CO.'S REDONDO
HOME TRACT, AND THE EAST 100 1 OF LOT 3, BLOCK 88, 2ND ADDITION TO HERMOSA
BEACH (EXCEPT THE EAST 20 1 ), AND LOTS 35, 36, 37 AND 38, ANGELA HEIGHTS
TRACT (EXCEPT THE EAST 20 1).
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH DOES RESOLVE AS FOLLOWS:
WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154,
an application for a variance by the Hermosa Beach City School Distri,ct upon prop-
erty legally described as Lot 3, Block 88, 2nd Addition to Hermosa Beach (except the
east 100 1}, and Lots 28, 29, 30, 32, 33, 34 of Angela Heights Tract and vacated
portions of Silver Street 40 1 wide and 17th Street 40' wide abutting said lots, and
Lots 180, 181, 182, 183, 184 of Walter Ransom Co.1 s Redondo Home Tract, and the east
100 1 of Lot 3, Block 88, 2nd Addition to Hermosa Beach (except the east 20 1 }, and
Lots 35, 36, 37, 38 of Angela Heights Tract (except the east 20 1 ), and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on December
20, 1971, conduct a pub I ic hearing to consider this application for a lot split which
would create two parcels from one parcel and 15 lots, and
WHEREAS, at said public hearing, there was presented written and oral testimony on
the property described above,
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the
Board of Zoning Adjustments does hereby grant this variance for the following reasons:
1. It would be complying with the criteria set forth in the divisions
of lots or realignment of lots.
2. The granting of such variance will not be detrimental to the public
welfare or injurious to the property or improvements in such vicinity
and zone in which the property is located.
3. The lot split would be in conformity with the intent and purposes of
the comprehensive general plan •.
AND FURTHER, that this variance is granted subject to the following conditions:
1. That the East 20 ft. measured at a right angle to the easterly line
thereof of Lot 3, Block 88, 2nd Addition to Hermosa Beach and the
East 20 ft. measured at a right angle to the easterly 1 ine thereof
of Lots 35, 36, 37 and 38 of the Angela Heights Tract be dedicated
to the City of Hermosa Beach for street purposes.
2. That final parcel map is submitted to the Public Works Director for
approval.

3. That lot spJ it is recorded as prescribed by the subdivision
regul at i ans.
4. In Parcel 1, lot 1 ines on Lots 28, 29, 30, 32, 33 and 34 of
Angela Heights Tract and Lots 180, 181, 182, 183, 184 of
Walter Ransom Co.1 s Redondo Home Tract shall be deleted and
shall become a part of said Parcel 1.
5. In Parcel 2, lot 1 ines on Lots 35, 36, 37 and 38 of Angela
Heights Tract shall be deleted and shall become a part of said
Parcel 2.
The foregoing Resolution BZA 154-58 was adopted by the Board of Zoning Adjustments
of the City of Hermosa Beach at a regular meeting held December 20, 1971, by the
fol lowing vote:
AYES: Comms. Alton, Schubert, Williams
NOES: None
ABSENT: Comm. Basila, Chmn. Ostermann
CERTIFICATION
I hereby certify that the foregoing Resolution BZA 154-58 was adopted by the Board
of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on
this 20th day of Decem er, 1971.
