A RESOLUTION OF THE PLANNING COMMISSION OF HERMOSA BEACH
APPROVING AND RECOMMENDING TO THE CITY COUNCIL OF HERMOSA
BEACH THE ESTABLISHMENT OF A MOBILE HOME PARK ZONE TO THE
CITY OF HERMOSA BEACH ZONING AND RELATED CODE PROVISIONS.
WHEREAS, the Planning Commission of Hermosa Beach held a
public hearing on April 7, 1982 to consider the establishment
of a Mobile Home Park Zone; and
WHEREAS, having heard public testimony to the desirability
of the establishment of a Mobile Home Park Zone; and
WHEREAS, the Mobile Home Park Zone implements one of the phases
of the Local Coastal Plan which states that 11 in order to
preserve existing mobile home parks, rezoning of these areas
will be required; and
WHEREAS, the Mobile Home Park Zone conforms with the intentions
of the Housing Element to help preserve low and moderate income
housing;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of
Hermosa Beach hereby approves and recommends to the City Council
of Hermosa Beach the establishment of a Mobile Home Park Zone
as described in Appendix A.

APPENDIX A
MOBILE HOME PARK ZONE
Intent and Purpose
It is the intent and purpose of the Mobile Hom9 Park (MHP)
zone · to preserve one of the housing alternatives presently
available to the citizens of Hermosa Beach, thereby contri-
buting to a diversity of housing types t0 meet the needs of
the community. This chapter establishes procedures for the
development and regulation of uses and structures within
mobile home parks.
Permitted Uses
1. Mobile home parks*
2. Home occupations as permitted by local code.
Principal Permitted Structures and Accessory Structures
1, Independent mobile homes**
2. Accessory structures incidental to mobile home units,
including garages, carports, and storage units
3. Independent accessory structures including common
recreational facilities, a business office, and
laundry facilities
Development Standards
1. Mobile Home Spaces --each mobile home space shall
be of sufficient width and depth to meet the setback
requirements of Title 25 of the California Admini-
strative Code.
2. Mobile Home Units --all mobile home units shall
conform to the health and safety requirements set
forth in Title 25 of the California Administrative
Code.
*Mobile home parks -any area or tract of land where two or
more mobile home lots are rented or leased to accommodate mobile
homes used for human habitation.
**Mobile Homes --a structure transportable in one or more sec-
tions, designed and equioped to contain no~ more than one
~welling unit, and shall not include recreational vehicles,
commercial coach, or factory-built housing.

3 . • Interior Roadways --all interior roadways shall
comply with the minimum requirements of Title 25
of the California Administrative Code.
Develooment Plans and Review
The following development in the MHP zone shall be subject
to the review and approval of the Planning Commission:
1. Construction of a new mobile home park
2. Addition or deletion of spaces in an existing park
3. Redesign of an existing park involving relocation
of spaces, new driveways or relocation of driveways
providing access to and from the public right-of-way
Ari application for site development plan approval shall provide
the following information:
1. Grading Plan
2. Landscaping Plan
3. A complete site plan drawn to scale including:
(al Project layout
(b) Elevation of proposed structures
(c} Utility plan
(d) Traffic circulation and parking plan with analysis
of project and parking impacts both within the
project and in relationship to adjacent areas
(e) Project amenities
(f) Proposed public improvements and/or dedications
(g) Any project covenants, restrictions or conditions
(h) Development standards
(i) A certified land survey

co in cid e with 24 month validity of ten t ative maps.
