HomeMy WebLinkAboutPC Resolution 82-23( ' u 1 RESOLUTION P.C. 82-23 A RESOLlJTION OF THE PLANNING GOMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A 6-UNIT CONDOMINIUM AND TENTATIVE MAP #32526 LOCATED AT 845-923 17TH STREET AND LEGALLY DESCRIBED AS LOT 6,BLOCK 1,BRECKINRIDGE'S TRACT AND LOT 1,J.M.FLOORES SUBDIVISION AND ZONE CHANGE REQUEST FROM R-1 TO R-2, WHEREAS, the Planning Commission of Hermosa Beach held a 2 public hearing on July 6 1 1982 and July 20, 1982 to consider a 3 6-unit condominium and tentative map 1F32526 and a zone change 4 request located at 845-923 17th Street; and 5 WHEREAS, the Planning Commission finds: (a) that the 6 proposed map is consistent with applicable general and specific 7 plans; (b) that the design or improvement of the proposed 8 subdivision is consistent with applicable general and specific g plans through the conditions imposed on the project listed below; 10 (c) that the site is physically suitable for this type of 11 development, (d) that the site is physically suitable for the 12 p roposed density of development; ( e) that the design of the 13 s ubdivision or the type of improvements is not likely to cause 14 s erious public health problems; and {f) that the design of the 15 s ubdivision or type of impro~ements will not conflict with 16 e asements, acquired by the public at large 1 for access through or 17 u se of ~ property within the proposed subdivision, 18 19 20 NOW, THEREFORE, BE IT RESOLVED THAT THE PLANNING COMMISSION OF HERMOSA BEACH, CALIFORNIA· DOES HEREBY: Approve a 6-unit condominium and tentative map #32526 and 21 one change request located at 845-923 17th Street subject to the 22 allowing conditions: 23 1 . Project shall meet all construction standards in Chapter 24 9.5-1 thru 9.5-28, Articles I & II of the Condominium 25 26 27 28 29 Ordinance; except for side yard setbacks, Submission of final CC & R's which shall contain all decla - rations in Section 9.5-25 of the Condominium Ordinance upon filing of a tentative map. Provision of smoke detectors for each unit. u 1 4. Complete utility plan shall be submitted and approved by a registered 2 3 civil engineer procured by the City at applicant's expense; all utilities to be underground. 4 5. All meters, utility service connections, major roof chimneys, pipes or 5 6 structures shall be integrated with the design of the building and screened architecturally and/or by landscaping. 7 6. Construction of all public improvements such as curbs, gutters, sidewalks, 8 9 drains and drives, to be approved by a civil engineer to be procured by the City at applicant's expense. 10 7. A landscaping plan shall be submitted to be approved by the Hermosa Im- 11 provement Commission. 12 8. A final map shall be filed within twenty-four ( 24) months from the date 13 of the tentative map approval or it shall become null and void. 14 9. Design approval by the Hermosa Improvement Commission. 15 10. A final map shall be submitted by the architect to staff with such passive 16 solar system alternatives that would be appropriate to this project and 17 incorporated in the approval; a report to be brought back to the Planning 18 Commission for-review and approval. 19 11. That on-street parking should be eliminated commencing on the northerly 20 curb adjacent to proposed lot 2 and proceeding beyond the driveway 21 approach on the easterly curb adjacent to proposed lot 1 to the corner. 22 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby 23 approve the request for a zone change from R-1 to R-2, conditional use permit 24 and tentative map No. 32526 at 845 -923 17th Street. 25 26 27 28 29 VOTE: AYES: Caroms.
