RESOLUTION P.C. 82-24
A RESOLUTION OF THE PLANNING COMMISSION OF HERMOSA BEACH, APPROV-
ING A 4-UNIT COMMERCIAL CONDOMINIUM CONVERSION LOCATED AT 3201
PACIFIC COAST HIGHWAY AND PARCEL MAP #15215.
WHEREAS, the Planning Commission held a public hearing on July 20,
1982, to consider this project: and
WHEREAS, the Planning Commission has determined that this project
is consistent with the General Plan: and
WHEREAS, the Planning Commission has determined that all provisions
of Article V of Section 9.5 of the Zoning Code have been met; and
WHEREAS, the Planning Commission has determined that the overall
design, physical condition amenities of the project provide for
livability and safety, and the project will not be a physical or
financial burden to the City or project's neighborhood.
NOW, THEREFORE, BE IT RESOLVED that the Planning
Commission of Hermosa Beach does hereby approve a
4-unit commercial condominium conversion and Parcel
Map #15215 located at 3201 Pacific Coast Highway
based on the following findings:
a) That the proposed map is consistent with applicable general
and specific plans.
b) That the design or improvement of the proposed subdivision is
consistent with applicable general and specific plans.
c) That the site is physically suitable for the type of develop-
ment.
d) That the site is physically suitable for the proposed density
of development.
e) That the design of the subdivision or the proposed improvements
will not cause environmental damage or substantially and
avoidably injure fish or wildlife or their habitat.
f) That the design of the subdivision or the type of improvements
is not likely to cause serious public health problems.
g) That the design of the subdivision or the type of improvements
will not conflict with easements, acquired by the public at
large, for access through or use of property within the
proposed subdivision. Approval of this project being subject
to the following conditions:

1 . Submission of final cc & R's shall contain all declarations
in Section 9.5-36 of the Condominium Ordinance upon filing
of the tentative map.
2. Smoke detectors be installed in each unit within sixty days
of closing of escrow and that the Fire Chief have the right
to withhold any license for any unit until such time that
to his satisfaction, this requirement has been met.
3 . All meters, utility service connections, roof vents, chimneys,
pipes or structures shall be integrated with the design of
the building.
4. A final map shall be filed within 24 months from the date of
the tentative map approval or it shall become null and void.
5 . Construction of all public improvements such as curbs, gutters,
sidewalks, drains and drives and approval by a registered
civil engineer procured by the City at applicant's expense
has occurred.
6. Project shall conform with the Condominium Ordinance Section
9.5-23 for new construction.
7 . A landscaping plan submitted to the appropriate Commission
has occurred.
8. All utilities are underground.
9. Separate utilities with shut-off systems be established within
sixty days of close of escrow.
10. That laundry and storage facilities, as indicated under
Section 9.5-55 of the Commercial Condominium Conversion Code,
not be required of this project.
