A RESOLUTION OF THE PLANNING COMM! SSI ON OF HERMOSA BEACH TO
DELETE SECTION 29A-14 ~~!..!!..Q~~!:: __ ~_P_R..2,j'_AL OF THE CONDavU NI UM
ORDINANCE~
WHEREAS, the previous Planning Commission' s have al ways
differentiated between apartment dwellings and condominium
ownership, and that is why the Corrmission believes the standards
should be different for the two;
WHEREAS, the Pl an.ni ng Corrrni s s ion 1 ook ed at arguments for and
against the conditional approval of a project that does not meet
the condominium bui 1 ding standards and it does not appear that
the City will benefit from allowing said in-lieu fee;
WHEREAS, an in-lieu fee is not appropriate for a housing program
or Parks and Recreation, as it is a form of leverage where the
City would obtain money (1% to 10% of the value of the units);
WHEREAS, t he Ci t y s ho u 1 d not be i n t he bus i n es s of r:: eci ev i ng uni t s
or dollars, as this type of donation does not mitigate the fact
that a building is substandard,
WHEREAS 1 t he
