HomeMy WebLinkAboutPC Resolution 82-29( I RESOWTION P .C. 82-29 RESOLUTION OF THE PLANNING COMMISSION OF HERMOSA BEAC H DENYING A REQUEST FOR A TWO-UNIT CONOOMINIUM CONVERSION AND TENTATIVE PARCEL MAP #15304 LOCATED AT 2108 AND 211 0 MONTEREY BOULEVARD. WHEREAS, the Planning Commission of Hermo s a Beach held a public hearing on September 21, 1982 to consider a r equest for a two-unit condominium con- version and tentative map #1 5304 located at 2108 and 21 10 Monterey Boulevar d; and WHEREAS, the Planning Commission considered the project site and design, existing structures, the General Plan and the Condominium Convers i on Ord inance; and WHEREAS, t he Planning Commission noted the following defici encies in pro- ject consistency with the Ordinance : l . Dens ity 32 .99 du/acre exceeding General plan limit of lJ-3 du/acre. 2 . Floor Area of 86%, maxi mum allowed 85%. 3 -Height of front unit Jl.5 feet, maximum allowed 30 feet. 4-Insufficient recreation space. The f r ont unit contains only 114.6 square fe et of re creation space, 1 50 square feet are required. The rea r unit also violates Code since 100% of the recr eation space i s covered by the second floor. 5 . Storage space i s not specified. 6 . The side and rear setbacks are both less than the amount re- qu i red by code . The project sideyard is 2 .5 feet, three feet are required. Code requi r es J feet of ground floor rear set- back, and 1 foot of second floor rear setback. The proj ect provides .6 fee t of rear setback on both the bottom and second floors . 7 . Bo th units are below the minimum prescribed size. The front uni t has 1466 square feet, 1600 square feet are required. The rear unit h as 810 squar e feet, 900 s quare feet are required . WHEREAS, t he planning Commis sion noted that the proj ect does not meet the s t andards of the Condominium Ordinance , and that the p roposed units would not p romo te a desirable quality of living for the residents of the Wlits or the surrounding community; NOW, THEREFORE , BE IT RESOLVED that the Planning Commi s sion of Hermosa Beach does hereby deny the proposed condominium conversion at 2108 and 2110 Monterey Boulevard and Tentative Parcel Map #15 304 f ) VOTE: AYES: Coilll!ls.
