HomeMy WebLinkAboutPC Resolution 82-33RESOLUTION P.C. $2-33 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A 6-UNIT CONDOMINIUM & TENTATIVE MAP #36125 LOCATED AT 715 THIRDSTREET AND LEGALLY DESCRIBED AS 54 AND55 WALTER RANSOMS COMPANY VENABLE PLACE. WHEREAS, the Planning Commission of Hermosa Beach held a public hearing on October 5, 1982 to consider a 6 -unit condominium and tentative map #36125 located at 715 THIRD STREET; and . WHEREAS the Commission finds: (a) that the proposed map is consistent with applicable general and specific plans; ( b) that the design or improvement of the proposed sub di vis ion is consistent with appli ~able general and specific plans; (c) that the site is physically suitable for this type of development; (d) that the site is physically suitable for the proposed density of development; ( e) that the design of the subdivision or the proposed im- provements are not likely to cause substantial environmental damage; ( f) that the design of the subdivision or the type of improvements is not likely to cause ·serious public health problems; and ( g) that the design or the sub di vision or the type of improvements will not conflict with easements, acquired by the public at large, for access through or use of, property within the proposed subdivision; and NOW, THEREFORE, BE. IT RES OLVED that the PJ.anhing Comm_ission of the City of Hermosa Beach, California , doe s hereby approve a 6 - unit condominium and tentative map #3 6125 located at 715 Third Street subject to the following conditions: 1. Project shall meet 9,5-1 thru 9,5-28, Ordinance. all construct ion standards Articles I & II of the in Chapter Condominium 2 . Submission of final CC & R's which shall contain all declarations in Section 9,5-25 of the Condominium Ordinance upon filing of a tentative map. 3. Provision of smoke detectors for each unit. 4. Complete utility plan shall be submitted and approved by a registered civil engineer procured by the City at applicant's expense; all utilities to be underground, 1 Resolution P.C. 82- Page Tw o 5 ·, Al 1. meters, utili ty service connec t ions, major roof ch i mney s , pi pes or structures s hal l be integrated wi th the design o f th e bui lding and screened architecturally and/or by landscaping. 6. Cons tru ct ion of all pub l ic improvemen t s su ch a s cu rb s , gutters, sidewalks, dra i ns and drives, to be approved by a civil engineer t o be procured by the Ci ty at app l icant I s expense. 7, A la ndscap i ng plan shall be s ubmit ted to be a pproved by the Hermosa Im prove ment Comm is sion. 8 . A f i nal map sha ll be f iled within eighteen (18) months f rom the date of the tent ative map a pp roval or it shall become nu l l and void. 9.
