WHEREAS, th e Planning Com mis sion of Hermosa Beac h held a public hearing o n November 3, 1982 to co ns ider a 2-unit c ondominium· and tentative map #14276 located at 1431 Monterey; and WHEREAS, the Commi ss ion fi nds: la) ( b) ( C) ( d) ( e) ( f) ( g ) that the proposed map is con s i stent with applicab l e .genera l and speci fic plans; that the design or i mpr ovement of the proposed subdivision is consistent with-applicable general and specifi c plans and §2-124 of the Des ign Review Ord inance; • that th e site is physically suitable fo r this type of development; that the site is physically suitable for t he proposed d ensity o f dev e lopmep t; that the design of the subd ivision or the prop o sed improvements are not likel y to cause substantial erivironme nta l damag e ; that the -d esign o f the sub divi si on or the type of improvements is no t likely to cause seri ous public health prob lems; and that the design or the sub divi sion or the type of improvements will not conf li ct ~ith easements, a cq uire d· by the p ub l ic at large, for access through or use of , property within the proposed su b divisio~;and WHEREAS, this project is l ess than one foot from m~eting the minimum lot wiedth .requ irement, thi s requ irement .is waived through the autho rity granted under§ 9 .5-22 (5); NOW, TH ERE FORE , BE IT RESO LVED that . th e Planning Commission of the City of Hermo sa Bea ch , California , do es hereby approve a two- unit condominium and t enta tiv e map #14 27 6 located at 1431 Monterey subject to t he fol lowi ng coid itions: 1. Project s hal l mee t all c ons truct ion standards in Chapt er 9.5 -1 th ru 9 -~-28 ,. Ar ticles I & II of th e Condom inium Ordinance . 2. Submission of f inal CC & R 's which shall co nt ain a l l declarations in Sec ti on 9 .5 -2 5 o f the Condominium Ordinance upon fil i ng of a t ent ativ e map. J. Provision of s moke detectors for each unit. 4 . Complete uti lity plan shall be subm i tted a nd app roved by a regis tered ci_vi l engineer procured by the City at applicant 's 2xpens~; all utili ties to be underground, (1 Resolution P.C. 82-35 Page Two· 5. All me ters, ut ility se rvi c e conn ect io ns, maj or roof chimneys, p i pes or structures shall be integrated with the design of_ th e _bui lding a nd screened architecturally a n d/or by land s caping. 6 . Co nstru c tion of a l l p ublic improvemen ts such as curbs, gut ter.s , sidewalk s , dra i ns and drives, to be ap prov ed by a civil eng in eer t o .be procur e d by the City at app'l icant's expense. 7. A landscaping plan shall be su bmitted to be approved by the Planning Com mi ssion. a., A final m_ap shall be fil ed within twenty-.foµr ( 24) mon ths from the da te of the ten ta ti ve map approval or it shall b e come null and void.
