RESOLUTION NO. 82•36 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH RE- COMMENDING TO THE CITY COUNCIL TO REZONE THE AREA KNOWN AS THE "THOMPSON PROPERTY", LEGALLY DESCRIBED AS LOTS 10-18, BLOCK 80, 2ND ADDITION TO HERMOSA BEACH TRACT AND LOT 1, BLOCK 80. TRACT #9203, FROM C-3 & M TO COMMERCIAL PLANNED DEVELOPMENT, C-3; AND TO REZONE THE AREA KNOWN AS THE "PRIAMOS PROPERTY 11 , LEGALLY DESCRIBED AS LOTS 13 & 14, BLOCK 81, 2ND ADDITION TO HERMOSA BEACH TRACT, FROM C-3 & M TO COMMERCIAL PLANNED DEVELOPMENT C-3. WHEREAS, the Planning Commission held a public hearing on November 3, 1982; and WHEREAS, the primary objective of the CPD Zone is to allow the City and a potential developer greater flexibility in the development of land in the commercial zones; .and WHEREAS, the Commission recognizes that sites and projects vary and that development standards may not be applicable to every development; and WHEREAS, there is a greater amount of discretion allowed under the CPD pro- visions, and yet all applicable State Laws and local ordinances are re- quired to be met; and WHEREAS, a CPD permits a mixture of uses which are conducive to harmonius land use; and WHEREAS, the CPD Zone should encourage the development of the above men- tioned properties by lessening the zoning procedures; and WHEREAS, rezoning to CPD will bring conformance with the general Pl~n land use designation of multi-use; and , NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission hereby re- commends to the City Council to adopt the attached ordinance which rezones the area known as the "Thompson property 11 • legally described as lots 10-18 Block 80, 2nd addition to Hermosa Beach tract and lot 1, Block 80, tract #9203, from c~3 & M to Commercial Planned Development, C-3; and to rezone the area known as the 11 Pri amos property", legally described as lots 13 & 14, Block 81, 2nd addition to Hermosa Beach tract, from C-3 & M to Commercial Planned Development C-3.
