Section I

2. Roll Call
3. Approval of February 6, 1990 minutes
4. Approval of
(a) Resolution P.C. 90-9 approving a variance from the guest
parking requirement, and a request to construct an addition
to a nonconforming structure which exceeds 50% of the re-
placement value of the existing structure, and adoption of
a Negative Declaration at 1419 Monterey Blvd.
(b) Resolution P.C. 90-11 approving a Conditional Use Permit
and Vesting Tentative Parcel Map #21728 for a 2-unit
detached condominium at 914 7th Street.
(c) Resolution P.C. 90-12 approving a Certificate of Compliance
for a lot line adjustment between 737 and 739 Longfellow
Avenue.

Communications
5. Anyone wishing to address the Commission regarding a matter not
related to a public hearing on the agenda may do so at this
time.
Section III
Public Hearings
6. Conditional Use Permit for a retail snack shop, gas pumps and
car wash, and adoption of the Environmental Negative Declara-
tion at 931 Pacific Coast Highway, Mobil Oil Station (continued
from January 3, 1990 and February 6, l990 meetings).
Recommended Action: To continue to unspecified date.
7. Zone changes from C-3, R-1, R-2 and R-P to Commercial Specific
Plan Area or to such other zone as deemed appropriate by the
Planning Commission and adoption of the Negative Declaration
for the southern portion of the Commercial Corridor along east
and west sides of Pacific Coast Highway between south City

boundary to Eighth Street (continued from January 16, 1990
meeting).
Recommended Action: To recommend approval of said zone changes
and adoption of the Environmental Negative Declaration.
8. Text amendment regarding seventeen foot parking setback and
consideration of the elimination of setback requirement from
alleys and adoption of the Environmental Negative Declaration.
Recommended Action: To recommend approval of said text amend-
ment and adoption of the Environmental Negative Declaration.
Section IV
Hearing
9. Review of the plan for Vasek Polak auto dealership at 277 5,
2981, 2901 and 3001 Pacific Coast Highway for compliance with
the Conditional Use Permit.
Recommended Action: To approve said plan.
Section V
10. Staff Items
a. Memorandum regarding Planning Commission liaison for
February 27, 1990 City Council meeting.
b. Tentative future Planning Commission agenda.
c. City Council minutes of January 9, 11 & 23, 1990.
