A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH
DENYING A VARIANCE TO ERECT A DUPLEX ON AN R-1 LOT ABUTTING C-3 PROPERTY ON
PROPERTY LOCATED AT 829 -17TH STREET, HERMOSA BEACH, CALIFORNIA.
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public
hearing held on August 16, 1976, in the Council Chambers of the City Hall, consid-
ered the request of Mr. Joseph Egerer for a variance to erect a duplex with four-
car garage on an R-1 lot abutting c;..3 property; and
WHEREAS, at said public hearing, the following facts were presented for considera-
tion; that Zoning Code N. S. 154, Section 400 had allowed R-1 property abutting Com-
mercial to have an additional unit until the amendment of 5/27/75; and
WHEREAS, at said public hearing, the applicant stated he would like to build two
two-bedroom units, which was allowed for the property when he purchased it; that the
area is not fit for a large single family dwelling due to proximity to the highway
and noise; that there are other duplexes nearby; and
WHEREAS, at said public hearing, no one appeared to speak in opposition to the var-
iance request; and
WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments
that the variance request is not justified on the grounds that the City Council has
recently amended the original zoning ordinance, and it is not clear that this case
is exceptional enough for the Board to override;
NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings of fact, the Board
of Zoning Adjustments does hereby deny the variance request by the following vote:
AYES: Comms. Ebey, Schutz, Chmn. Cummings
NOES: Comm. Toth
ABSENT: Comms. Collins, Beard, Sims

of Zoning Adjustments of.: the City of Hermosa Beach at a regular meeting held on the
20th of September, 1976.
