A RESOLUTION OF THE BOARD OF ZONlijG ADJUSTMENTS OF THE CITY OF HERMOSA BEACH
DENYING A VARIANCE TO CONSTRUCT A SECOND DETACHED SINGLE FAMILY DWELLING ON
PROPERTY LOCATED AT 50 -17TH STREET, HERMOSA BEACH, CALIFORNIA.
WHEREAS, the Board of Zoning Adjustments of tbe City of Hermosa Beach, at a public
hearing held on August 16, 1976, in the Council Chambers of the City Hall, consid-
ered the request of Mr. Dan C. Patch for permission to construct a second detached
single family dwelling on an R-2B lot with less than 1300 sq. ft. dwelling area,
on property known as Lot 10, Block 17, Hermosa Beach Tract; and
WHEREAS, at said public hearing, the following facts were presented for consideration;
that the zoning ordinance allows two dwelling units, attached, with one being a mini-
mum of 1300 sq. ft.; that neither of the proposed units will meet the square footage
requirement; that, if built to meet R-2B code requirements, they would be over the
lot coverage limits by 11%; that the existing lot density is 15 du/ac and the proposed
lot density is 30 du/ac; that there is an inconsistency in that any R-2B lot with
two units wou~·d requi·re 30 du/ac and the General Plan designation calls for 14/25 du/ac;
and
WHEREAS, at said public heating, the applicant stated that he wishes to raze the exist-
ing garage and build a structure on the back, increasing the parking facility and leav-
ing the breezeway between the buildings; that he remodeled the existing unit in 1971
and does not want to add to it at this time; that he wants two small units, keeping more
open space available; that he feels a large unit might not pass the Coastal Zone Cam-
mission; and
WHEREAS, at said public hearing, no one appeared to speak in opposition to the request;
and
WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments
that the variance request is not justified in that the applicant is not being denied
a property right and by redesigning his p1an can meet the requirements of the code;
NOW, THEREFORE, BE IT RESOLVED, that in view of the above finding of fact, the Board
of Zoning Adjustments does hereby deny the variance request by the following vote:
AYES: Comms. Ebey, Schutz, Toth, Chmn. Cummings
NOES: None
ABSENT: Comms. Beard, Co 11 ins, S,ims

Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on the 20th
of September, 1976.
