HomeMy WebLinkAboutBZA 154-207RESOLUTION B.Z.A. 154-207 A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH GRANTING A VARIANCE TO ALLOWABLE LOT COVERAGE AND GARAGE DEPTH ON PROPERTY LOCATED AT 248 -31ST STREET, HERMOSA BEACH, CALIFORNIA. WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public hearing held on August 16, 1976, in the Council Chambers of the City Hall, considered the request of Mr. and Mrs. Douglas F. Bird to make a garage addition exceeding the 65% allowable lot coverage and with a garage depth of less than 20 ft.; and WHEREAS, at said public hearing, the following facts were presented for consideration; that the existing garage is, and the proposed addition will be, about 18 1 611 , however, there is an exception in the code to allow existing garages that are less than 20 ft; arid WHEREAS, at said public hearing, the applicant stated the present garage is about 18 1 611 and he wants to add onto that garage at the same depth; there will be a sundeck over the addition; and WHEREAS, at said public hearing, no one appeared to speak in opposition to the request; and WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments that the variance request is justified, subject to conditions, for the following reasons: 1. That there are exceptional or extraordinary circumstances or conditfons applicable to the property involved because of on-street parking problems. 2. That the variance is necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question because other properties in the vicinity exceed 65% lot coverage, and several other existing garages are less than the 20 ft. minimum depth. 3. That the granting of the variance will riot be materially detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located because the garage with redwood deck will improve the area, and no trees or grass will be removed. 4. That the granting of the variance will not .adversely affect the comprehensive General Plan because it will not affect density, will provi·de more off-street parking and add to the attractiveness of the property. AND, FURTHER, that the variance is granted subject to the following conditions: 1. That the area above the garage be open to the sky, with no roof and no railing exceeding 42 inches in h~t~ht. NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings of fact, the Board of Zoning Adjustments does hereby grant the variance request by the following vote: AYES: Comms. Ebey, Shutz, Toth, Chmn. Cummings NOES: None ABSENT: Comms. Beard, Collins, Sims CERTIFICATION I hereby certify that the foregoing Resolution BZA 154-207 was adopted by the Board of Zoning Adjustments at a regular meeting held on the 20th day of September, 1976.
