A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH DENYING A VARIANCE TO RETAIN TWO KITCHENS WITHIN A SINGLE FAMILY
DWELLING ON PROPERTY LOCATED AT 255 -30TH STREET, HERMOSA BEACH, CALIF-
ORNIA.
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at public
hearings held on October 4 and October 18, 1976, in the Council Chambers of the City
Hall, considered the request of Mr. Leo G. Janney for permission to retain two kit-
chens within a single family dwelling, on property known as Lot 17, Block 116,
Shakespeare Tract; and
WHEREAS, at said public hearings, the following facts were presented for considera-
tion; that the code does not specifically prohibit more than one kitchen per dwelling
unit except for the fact that a kitchen does constitute a dwelling units; and
WHEREAS, at said public hearing, the applicant described the unusual floor plan of
the building; he said the top room was added in 1959, apparently without a variance
for the sink; that the property was zoned R-2 but had R-1 usage due to lot size, and
has now been zoned R-1; that he would be agreeable to a deed restriction limiting the
use to a single family dwelling; and
WHEREAS, at said public hearings, two residents spoke in opposition to the request;
and
WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments
that the variance request is not justified because the applicant may have other alter-
natives, that other properties in the same vicinity and zone do not possess this
privilege, and the granting of the variance may be detrimental to the corrmunity;
NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings of fact, the Board
of Zoning Adjustments does hereby deny the variance by the following vote:
AYES: Corrms. Ebey, Schutz, Toth, Beard
NOES: None
ABSENT: Corrms. Collins, Currmings, Sims

I hereby certify that the foregoing Resolution B.Z.A. 154-212 was adopted by the Board
of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on the
15th day of November, 1976.
