A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH DENYING A VARIANCE TO THE ALLOWABLE HEIGHT LIMIT ON PROPERTY
LOCATED AT 1843 RHODES. STREET, HERMOSA BEACH, CALIFORNIA.
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public
hearing held on October 18, 1976, in the Council Chambers of the City Hall, consid-
ered the request of Mr. Glen L. Begley for permission to erect a single family resi-
dence which exceeds the two-story, 25 ft. height limit at the rear of the building;
on property known as Lot 7, Tract 6054; and
WHEREAS, at said public hearing, the applicant stated that the height of the house
from the street side is 21' and there is a 40' front yard setback; that due to the
topographical problems of the lot and an existing retaining wall, the height at the
rear would be approximately 31'; and
WHEREAS, at said public hearing, a petition with two signatures of neighboring resi-
dents was submitted in favor of the request, and three people spoke in support of
the request; and
WHEREAS, at said public hearing, a petition with 45 signatures of neighboring resi-
dents was submitted opposing the request, and five people spoke in opposition to the
request; and
WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments
that the variance request does not meet the four required findings and, also, that the
alternatives have not been researched to see if there is something else that can be
done on the property that will not require a variance;
NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings, the Board of Zon-
ing Adjustments does hereby deny the variance request by the following vote:
AYES: Comm. Toth
NOES: Comms. Ebey, Schutz, Beard
ABSENT: Comms. Collins, Cummings, Sims
CERTIFICATION
I hereby certify that the foregoing Resolution B.Z.A. 154-215 was adopted by the
Board of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on
the 1st day of November, 1976.
