A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH DENYING A LOT REALIGNMENT ON PROPERTY LOCATED AT 624 PROSPECT
AVENUE, HERMOSA BEACH, CALIFORNIA.
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach, at a public
hearing held on October 18, 1976, in the Council Chambers of the City Hall, con-
sidered the request of Mr. Harry Kalfin to realign the lot line between two lots
which are presently approximately 25 ft. x 127 ft., on property known as Lots 6
and 7, Block 139, Redondo Villa Tract; and
WHEREAS, at said public hearing, the following facts were presented for considera-
tion; that this request is for both a variance and a lot realignment, the variance
being necessary due to the fact that the realignment does not meet the subdivision
requirements; and
WHEREAS, at said public hearing, the applicant stated he wishes to build a house
on the front portion of the lot with a driveway along the side to give access to
the existing rear house ·and will have ample turning radius; that the lots lack
only about 60 sq. ft. of the city requirement; and
WHEREAS, at said public hearing, two residents spoke in opposition to the request;
and
WHEREAS, after due consideration, it is the opinion of the Board of Zoning Adjustments
that the realignment request is not justified for the following reasons: the Board
could find no exceptional circumstances; other residents in the area do not have
similar lot splits; the project would change the character of the area; and the lot
realignment does not meet Section 29.5-8 (a) and (e) of the subdivision requirements;
NOW, THEREFORE, BE IT RESOLVED, that in view of the above findings of fact, the Board
of Zoning Adjustments does hereby deny the request by the following vote:
AYES: Comms. Ebey, Schutz, Toth, Beard
NOES: None
ABSENT: ColTD'Tls. Collins, CulTD'Tlings, Chmn. Sims
