A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA
BEACH GRANTING A VARIANCE TO ERECT nJO TEMPORARY \iJALL SIGNS 4'X15' FOR
THREE MONTHS, SAID SIGNS TO BE ATTACHED TO THE BUllD INGS s ONE SIGN TO
BE LOCATED ON 2ND STREET, ONE SIGN TO BE LOCATED ON VALLEY DRIVE; AND
TO ERECT FOUR TEMPORARY FLAGS 31 X6 1 FOR THREE MONTHS, TO BE LOCATED ON
POLES NO HIGHER THAN 16 1 ABOVE SIDEWALK GRADE. SAID FLAGS TO BE LOCA-
TED TWO ON VALLEY DRIVE AND nJO ON 2ND STREET.
THE BOARD OF ZONING ADJUSTMENTS OF THE C ITV OF HERMOSA BEACH DOES RESOLVE AS FOLLO\.JS:
WHEREAS, there was filed with this Board under the provisions of Ordinance N.S. 154,
an application for a variance by Sunnyglen Construction Company, Inc. upon property
located at 403 -2nd Street and 225 Valley Drive, and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did on April
17, 1972, conduct a pub I ic hearing to consider this application for a variance to
erect two temporary wall signs and four temporary flags for a period of three months
to advertise condominiums for sale, and
WHEREAS, at said pub! ic hearing there was presented written and oral testimony on the
property described as follows:
Lots I thru 6 and Lots 26 thru 31, Tract 29641
NOW, THEREFORE, BE IT RESOLVED, that in view of the findings at said hearing, the
Board of Zoning Adjustments does hereby grant this variance for the following reasons:
1. It appears that each individual dwelling owner would have the
right to place his own advertisement of his unit for sale and
that each individual dwelling unit could, therefore, have a
sign. If this option was exercised, considerably greater sign
area could be utilized.
2. A hardship exists in the disparity ratio between floor area of
new construction and permanent signs allowed.
3. Due to the extremely large number of units and the need to have
these units occupied to prevent problems which would occur to
the neighborhood if the units are slow to sell.
4. There are extraordinary circumstances or conditions applicable
to the property involved.
5. It would have a detrimental effect to the surrounding neighbor-
hood were current projects not sold within a financially feas-
i b I e per i od .
6. Current and proposed sign ordinances do not cover this particu-
lar type of development.

AND FURTHER, that this variance is granted with the following provision:
1. That the applicant be granted the right to reappear before the
Board in three months to ask for an extension.
The foregoing Resolution BZA 154-77 was adopted by the Board of Zoning Adjustments
of the City of Hermosa Beach at a regular meeting held April 17, 1972, by the fol-
l owing vote:
AVES: Comms. Alton, Basila, Ostermann, Williams
NOES: None
ABSENT: Comm. Schubert
CERTIFICATION
I hereby certify that the foregoing Resolution BZA 154-77 was adopted by the Board
of Zoning Adjustments of the City of Hermosa Beach at a regular meeting held on this
17th day of April, 1972.
