A RESOLUTION OF THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF
HERMOSA BEACH, GRANTING A LOT SPLIT TO DIVIDE AN EXISTING LOT
INTO TWO PARCELS UPON CERTAIN PROPERTY LOCATED AT 2900 AMBY
COURT IN THE CITY OF HERMOSA BEACH, CALIFORNIA.
THE BOARD OF ZONING ADJUSTMENTS OF THE CITY OF HERMOSA BEACH does resolve
as fol I ows:
WHEREAS, there was filed with this Board, under the prov1s1ons of Ordinance
N.S. 154, application for a lot split by John H. Grimes upon property
owned by applicant and located at 2900 Amby Court; and
WHEREAS, the Board of Zoning Adjustments of the City of Hermosa Beach did
on August 25, 1969, conduct a public hearing to consider this application
to permit a lot to be re-divided into two parcels, parcel one having lot
area of 15,785 square feet, parcel two having lot area of 4560 square
feet; and
WHEREAS, at said public hearing there was presented written and oral testimony
on the property described as follows:
lot A, Tract 1594
NGW, THEREFORE, BE IT RESOLVED that, in view of the findings at said hearing
the Board of Zoning Adjustments does hereby grant this lot split for the
following reasons:
I. The criteria for the division of a lot into two parcels as set
forth in Section 1224 of the Zoning Ordinance N.S. 154 has been
comp I ied with.
2. The granting of this lot split will not be materially detrimental
to the public welfare or injurious to the property or improvements
in such vicinity and zone in which the property is located.
This granting to be subject to the following conditions:
I. Grant street portion to City as shown on Parcel Hap.
2. Establish 5-foot front yard set back on 30th Street.
3. Provide curb, gutters, and sidewalks from easterly end of
dedication to northeasterly corner of parcel 2 when parcel
2 is developed.
4. Submit final parcel map to the Public Works Director for
approval; record lot split as prescribed by the subdivision
regulations.

The foregoing Resolution was adopted by the Board of Zoning Adjustments
at a regular meeting held August 25, 1969, by the following vote:
AYES: Comm. Mui finger, Williams, Reeves
NOES: None
CERTIFICATION
I hereby certify that the foregoing Resolution B.Z.A. 154·3, was adopted
by the Board of Zoning Adjustments of the City of Hermosa Beach at a
regular meeting held on the 25th of August, 1969.
